Job summary

Turner & Townsend in Charlottesville, VA seeks a Senior Controls Manager to oversee multi-disciplinary commercial real estate solutions for large clients within Building Consultancy.

Lead cost management, pre-bid and cost planning services, and ensure funding compliance with client policies. Collaborate with Sr. Project Managers to align cost plans with master schedules while advancing new methods and client value.

Qualifications

• Bachelor's Degree preferred with 8-10 years of relevant experience. In lieu of a degree, a combination of experience and education will be considered.
• Experience with Life Sciences/Pharmaceutical facilities is preferred.
• Innovative mentality to develop methods beyond existing solutions.
• Ability to solve unique problems with broad business impact.
• In-depth knowledge of Microsoft Office products (Word, Excel, Outlook, etc.).
• Excellent organizational skills with an inquisitive mindset.
• Strong math skills for complex percentage and financial calculations.

Responsibilities

• Manage all facets of cost management for multiple real estate projects.
• Assess complex project scopes to develop budgets for pre-bid and pre-construction cost estimating and planning.
• Partner with large project teams to oversee pre-bid and pre-construction services for cost plans.
• Work with the client and Sr. Project Managers to ensure funding aligns with internal policies.
• Ensure contract language aligns with lease requirements for landlord contributions.
• Review and report bid responses with recommendations on allowances, contingencies, and reserves.
• Align cost plan with master schedule and manage cash flows and accruals.
• Apply advanced knowledge to develop new methods and best practices.
• Coach others and demonstrate CBRE RISE value-aligned leadership.
• Influence stakeholders at senior levels to adopt desired viewpoints.
• Contribute to new products, processes, standards, and operational plans.

Job Description

About the Role:

As a Senior Controls Manager, you will oversee multiple multi-disciplined commercial real estate solutions for large and high-profile clients.

This job is part of the Building Consultancy function. They are responsible for specialist building services including surveying, inspections, and planning.

What You’ll Do:

• Manage all facets of cost management for multiple real estate projects.
• Assess complex project scopes and client needs to develop and present recommended budgets for necessary pre-bid and pre-construction cost estimating and cost planning services.
• Partner with large project teams to source and oversee the pre-bid and pre-construction services associated with the development of a project budget and cost plan.
• Work with the client and Sr. Project Managers to ensure all work is funded in compliance with the client's internal policies.
• Ensure all contracts include required language aligned with lease requirements for the solicitation of all landlord contributions.
• Review and report all bid responses to the client. Include recommendations for items such as high-value allowances, contingencies, and reserves.
• Align cost plan with project master schedule. Establish a strategy to manage cash flows and project accruals and report progress.
• Apply advanced knowledge to seek and develop new, better methods for accomplishing both individual and department objectives.
• Showcase expertise in own job discipline and in-depth knowledge of other job disciplines within the organization function.
• Coach others to develop in-depth knowledge and expertise in most or all areas within the function.
• Lead by example and model behaviors that are consistent with CBRE RISE values. Anticipates potential objections and persuades others, often at senior levels and of divergent interest, to adopt a different point of view.
• Impact the achievement of customer, operational, project, or service objectives across multi-discipline teams. Work is guided by functional policies which impact the design of procedures and policies.
• Contribute to new products, processes, standards, and/or operational plans in support of achieving functional goals.
• Communicate difficult and complex ideas with the ability to influence.

What You’ll Need:

• In-depth knowledge of Microsoft Office products. Examples include Word, Excel, Outlook, etc.
• Expert organizational skills with an advanced inquisitive mindset.
• Highly sophisticated math skills. Ability to calculate somewhat complex figures such as percentages, fractions, and other financial-related calculations.
