Turner & Townsend Heery in Tri Cities, Washington, is seeking a Senior Construction Project Manager for public sector projects. The role involves overseeing project delivery, site visits, budget reviews, schedule management, and ensuring compliance with drawings, codes, and industry best practices.

Requires seven years of full-time construction/PM experience, five years leading complex projects over $20M, a BS/BA in a related field, and proven budgeting, scheduling, and communication skills;

Qualifications

  • Seven (7) years full-time paid professional experience in Construction and/or a combination of Project and Construction Management.
  • Five (4) of the fifteen (7) years should have full responsibility for coordinating complex projects with construction values in excess of $20M.
  • Bachelor's degree in Architecture, Engineering, Construction Management, or related field preferred.
  • BS/BA Degree required
  • Minimum five or more years' construction administration, architecture, engineering or similar experience.

  • Ensure OSHA safety requirements and effective safety management.
  • Communicate clearly with clients and stakeholders.

Job description

Turner & Townsend Heery is seeking a Senior Construction Project Manager focused on public sector construction projects in Tri Cities Washington.

The Senior Project Manager will monitor construction projects for clients, with direct accountability for project delivery.

Responsibilities:
  • Conduct periodic site visits to monitor the progress of construction.
  • Review status of work completed during the period covered.
  • Review that work is generally proceeding in a good and workmanlike manner and in general accordance with the approved drawings and specifications.
  • Review contractors' direct cost payment requisitions and budget status.
  • Review of subcontracts, bonds/subcontractor default insurance.
  • Review of change orders.
  • Review of Developer's monthly job cost reports and opine on adequacy of contingency.
  • Review construction and disbursement schedules.
  • Review of lien waiver and other documentation submitted by the Developer.
  • Prepare project status reports and recommend the release of construction funds.
  • Review contract drawings and specifications and opine for completeness and general compliance with commonly accepted architectural /engineering best practices.
  • Analyze the Developer's direct and indirect cost budget including cost estimate back-up.
  • Coordinate with the Cost Advisory group performing parameter estimates and spot quantity take-offs.
  • Review of supporting documentation submitted by the Developer, contractor and subcontractors.
  • Review and make relevant comments concerning the terms of the construction agreement, the submitted subcontracts, architectural and engineering design agreements.
  • Building loan agreements as well as review both Contractor and Architect's qualification statements.
  • Review and comment on construction and disbursement schedules as well as other submitted document including but not limited to: Zoning approvals Certified surveys Building permits and approvals Utility company approval letters Soil and foundation engineering reports Designer's certification of code and ADA compliance
  • Prepare Construction Risk Assessment Reports.
  • Other duties as assigned.

Experience managing construction projects in Eastern Oregon & Washington is required.

  • Preconstruction and construction management experience through entire project lifecycle
  • Project management information software (PMiS) experience
  • Experience with projects ranging in size from $7M to $50M +
  • Skilled with project budgeting, scheduling, reporting and leadership
  • OSHA 10 hour minimum / effective management of safety initiatives and priorities
  • Excellent written and verbal communication skills.
  • Strong organizational and analytical skills.
  • Ability to provide efficient, timely, reliable and courteous service to customers.
  • Ability to effectively present information.
  • Requires in-depth knowledge of financial terms and principles.
  • Ability to calculate complex figures.
  • Ability to forecast and prepare budgets.
  • Conducts financial/business analysis including the preparation of reports.
  • Ability to solve advanced problems and deal with a variety of options in complex situations.
  • Requires expert level analytical and quantitative skills with proven experience in developing strategic solutions for a growing matrix-based multi-industry sales environment.
  • Draws upon the analysis of others and makes recommendations that have a direct impact on the company.
  • Intermediate skills with Microsoft Office Suite.
  • Ability to read and understand architectural drawings.
  • Knowledge in MS Project, leases, contracts, and construction practices.
  • Knowledge of the entitlement/permitting process and construction delivery methods and agreements.
  • Familiarity with construction best practices, general building codes, and various building types and systems.
  • Passion for being detail oriented and highly organized
Education and Experience:
  • Seven (7) years full time paid professional experience in Construction and/or a combination of Project and Construction Management of Commercial and/or Public/Educational Facility Construction.
  • Five (4) of the fifteen (7) years should have full responsibility for coordinating complex projects with construction values in excess of $20M.
  • Bachelor's degree in Architecture, Engineering, Construction Management, or related field preferred.
  • BS/BA Degree required
  • Minimum five or more years' construction administration, architecture, engineering or similar experience.

The salary range for this full-time role is $100k-$145K per year. Ranges are determined by role and level and represent a good faith effort to provide a fair and equitable salary. This range is a reflection of base salary only, not of a total compensation package. Please note Turner & Townsend reserves the right to pay more or less than the posted range, depending on candidate's experience and qualifications.
