Job summary

California State University, Long Beach (CSULB) seeks a Senior Construction Project Manager to lead the University Student Union Renovation and Expansion project on-site in Long Beach, CA. This role oversees design-build delivery, budgets, and stakeholder coordination through completion.

The project covers a 180,000 GSF renovation with a 160,000 SF indoor space and a 50,000 GSF addition, featuring food service, lounges, and event spaces. Start planned for Oct/Nov 2026.

Qualifications

• Position is on-site, in person only
• Provide senior level project leadership (see description of duties above)
• 10+/- years of experience in public works projects
• Design-Build and/or Progressive Design-Build Experience
• CSU experience is a plus but not required
• Ability to supervise and lead the design and construction team(s)

Responsibilities

• Responsible for managing the Design and Construction process.
• Leads collaboration on scope, contracting, construction administration, and closeout.
• Prepare and support documentation for post-performance reviews, audits, or inspections.
• Manage contract budgets and report monthly cash flow with CSU fiscal.
• Guide design decisions to maintain scope within approved budget.
• Coordinate the value engineering process.
• Prepare submittals for review by CSU CPDC and CSU Board.
• Assist in materials for Campus Planning Committee and executive updates.
• Obtain plan reviews from regulatory agencies such as State Fire Marshal and others.
• Ensure regulatory compliance and leadership of the project team.

Project Details (Size, SOW, Site Background, etc.):

APSI is seeking a Senior Construction Project Manager to provide project management support services for our client, California State University, Long Beach (CSULB), on the University Student Union Renovation and Expansion Project.

• Project Direct Construction Budget: $235M
• Project Delivery Method: Collaborative Design-Build
• Project Scope: Renovation of 180,000 GSF of the existing USU building including:
  • 160,000 SF of indoor space
  • 20,000 SF of outdoor covered walkway and seating areas
  • 50,000 GSF addition
    Key program elements include: food service, resource centers, offices, lounges, event spaces, conference/meeting areas, recreation/sports spaces, general improvements, accessibility upgrades and new site work.

Daily Responsibilities:

• Responsible for managing the Design and Construction process.
• Leads project collaboration progress including scope development, contracting, construction administration, and closeout; maintaining day-to-day project level leadership responsibility throughout the project life cycle.
• Responsible to prepare, manage and support the documentation required for a post-performance review, audit or other governing agency process inspection.
• Manages and monitors contract budgets; interacts with the Division Fiscal Manager to reconcile contracts and budgets and to report on monthly cash flow activities.
• Guides design decisions by project stakeholders, to maintain the project scope within the approved budget.
• Coordinates the value engineering process.
• Prepares schematic, preliminary, and construction document submittals for review by CSU Capital
• Planning Design & Construction (CPDC) Department, the CSU Board of Trustees and other boards as required.
• Assists in the preparation of presentation materials for bi-annual Campus Planning Committee meetings, monthly project updates and other executive level presentations.
• Obtains or assists in the procurement of all required plan reviews prior to bidding. These include, but are not limited to the State Fire Marshal, Division of the State Architect, plan check agencies for life safety and code compliance, Seismic Peer Review, Mechanical Systems Review, Commissioning (if necessary), or other agencies that may be necessary based on the scope of work for the project.
• Ensures compliance with regulations and all authorities having jurisdiction.
• Provides leadership and supervision of Project Team.
