LVI Associates in South San Francisco, CA, seeks a Senior Construction Manager for life science and mission-critical projects on site. You will steer a multidisciplinary team through design, permitting, and construction while protecting client interests and project value.

The role emphasizes budget control, scheduling, procurement, and close collaboration with architects, engineers, and contractors to deliver high-caliber facilities on time and within budget.

Qualifications

  • 8+ years in real estate design and construction, including Life Sciences or Mission Critical projects.
  • Bachelor's degree or higher in Architecture, Civil Engineering, Construction Management, Urban Planning, Real Estate Finance, or related field.
  • Experience as Owner's Representative or Project Manager protecting fiduciary interests.
  • Experience across master planning, budgeting, schematic design, design development, construction documents, and activation.
  • Strong command of project controls, construction costs, value engineering, and occupancy and lease requirements.
  • Proficiency with Microsoft Office and web-based project management tools; AutoCAD is a plus.

Responsibilities

  • Lead a project team of architects, engineers, consultants, contractors, and vendors through design and construction.
  • Own project tasks meeting client expectations and contractual obligations.
  • Manage procurement of design, construction, and consultant services and draft contracts behind them.
  • Develop and monitor budgets and schedules using web-based project controls.
  • Lead the design, engineering, and construction team through conceptual design and preconstruction.
  • Oversee development of architectural and engineering drawings and bid documents.
  • Run project meetings, present status to clients and stakeholders, and preempt issues.
  • Coordinate value engineering, authorize contracts and purchase orders, process progress draws, and drive closeout.
  • Represent the firm in networking and business development.

Senior Construction Manager, Life Science

Location: South San Francisco, CA (on site)

The Opportunity

A nationally recognized real estate advisory firm, one of the top ranked owner's representative and construction management firms in the country per ENR, is expanding its Bay Area Life Science team. With around 30 years in the market and offices coast to coast, this firm acts as the unbiased advocate for its clients, guiding sophisticated real estate projects from strategy through delivery. This is a chance to lead complex, technically demanding life science and mission critical work for a high caliber client base.

The Role

As Senior Project Manager, you are the primary interface with the client, leading a project team of architects, engineers, consultants, contractors, and vendors through strategic planning, design, and construction of new buildings, tenant improvement buildouts, and facilities assignments. You will:

  • Own project specific tasks that meet or exceed client expectations and contractual obligations
  • Manage procurement of design, construction, and consultant services, and draft, negotiate, and enforce the contracts behind them
  • Develop and monitor budgets and schedules using web based project controls, and analyze their impact on project financials
  • Lead the design, engineering, and construction team through conceptual design and preconstruction
  • Oversee development of architectural and engineering drawings and bid documents
  • Run project meetings, present status to clients and stakeholders, and get ahead of issues before they land
  • Coordinate value engineering, authorize contracts and purchase orders, process progress draws, and drive closeout to a clean finish
  • Represent the firm in networking and business development
What You Bring
  • 8+ years in real estate design and construction, including Life Sciences and/or Mission Critical projects, with deep expertise in MEP systems coordination, integration, and delivery
  • A Bachelor's degree or higher in Architecture, Civil Engineering, Construction Management, Urban Planning, Real Estate Finance, or a related field
  • Experience as an Owner's Representative or Project Manager protecting the fiduciary interests of a developer or investor
  • A track record across master planning, budgeting, schematic design, design development, construction documents, and activation
  • Strong command of project controls, construction costs, value engineering, and occupancy and lease requirementsProficiency with Microsoft Office and web based project management tools. AutoCAD is a plus, not a must
