This client-facing role partners closely with Reinvestment teams, Facilities & Maintenance Consultants, Lead Advisors, and General Contractors to resolve issues, improve operational outcomes, and ensure seamless post-construction experience.The Warranty Advisor will support projects from warranty transition through warranty expiration while driving effective communication, issue resolution, and process improvements across multiple stakeholders and project teams.**Key Responsibilities:*** Represent Facilities Management during project warranty transitions.* Manage warranty support activities from transition through warranty expiration.* Serve as the primary point of contact for complex post-construction warranty escalations.* Escalate and resolve urgent warranty-related issues in collaboration with internal and external stakeholders.* Collaborate with Design, Engineering, Construction, and Vendor teams to develop corrective solutions.* Lead communication and coordination among clients, regional teams, contractors, vendors, and project managers to drive successful outcomes.* Conduct on-site and virtual meetings to address warranty issues based on scope and complexity.* Analyze root causes of claims to identify recurring defects, trends, and systemic issues.* Monitor claim metrics and support continuous process improvement initiatives.* Ensure compliance with client standards, policies, and contractual requirements.* Build and maintain strong client and stakeholder relationships through proactive communication and attention to detail.* Manage multiple priorities independently while maintaining high service levels and responsiveness.**Qualifications:*** Bachelor’s degree in Construction Management, Project Management, Engineering, Architecture, Business, or equivalent experience.* 5+ years of experience in facilities management, construction management, or a related field with a focus on post-construction quality assurance or warranty management.* Familiarity with commercial building systems and construction processes.* Strong project management, problem-solving, and root cause analysis skills.* Experience managing contractors and vendors while ensuring compliance with client standards.* Ability to read and mark up construction drawings.* Proficiency in Microsoft Office, Smartsheet, PlanGrid/Forma, and Bluebeam.* Strong verbal and written communication skills with the ability to manage stakeholder relationships effectively.* Ability to work independently with strong organization and time management skills.* Detail-oriented, proactive, and adaptable in a fast-paced environment.* Willingness to travel up to 40%.To apply, please submit your resume and cover letter detailing your relevant experience.This position does not provide visa sponsorship.
