Job summary

JL Construction Services, LLC is seeking a Senior Estimator to lead the pricing and development of bids for commercial carpentry and general contracting projects. You will supervise the estimating team and collaborate with the Director of Business Development to pursue the right opportunities and secure profitable awards.

This role requires reading blueprints, managing multiple bids, and delivering accurate estimates on time in a fast-paced central Indiana market.

Qualifications

• Bachelor's degree in Construction Management, Architecture, or a related field preferred.
• 5-7 years of estimating experience in carpentry, framing, or related construction trades with senior estimating responsibility preferred.
• Strong ability to read and interpret blueprints, specifications, and construction documents.

Responsibilities

• Perform detailed quantity take-offs from architectural, structural, and shop drawings for framing, rough carpentry, finish carpentry, and millwork scopes.
• Identify value-engineering opportunities and alternative methods or materials to improve competitiveness.
• Mentor and review the work of junior estimators; support development of estimating standards and templates.

The Senior Estimator is a key part of the JL team and is responsible for overseeing the pricing and development of projects for customers as outlined in the contract. This individual is responsible for leading the estimating team and ensuring bids are accurate and timely in their submission. The Senior Estimator works closely with the Director of Business Development to pursue the right types of projects and set up projects for success. They will be responsible for ensuring that the JL team is solidifying enough bids to support company goals and budgets.

The Senior Estimator must effectively communicate with project managers, suppliers, vendors and customers to facilitate a smooth hand-off to the project manager. This individual is responsible for reviewing results of bids lost to identify opportunities for improvements, and reviewing results of bids won to ensure that awarded jobs are profitable.

Qualifications

Training & Education

• Bachelor's degree in Construction Management, Architecture, or a related field preferred
• 5-7 years of estimating experience in carpentry, framing, or a related construction trade, including senior estimating responsibility preferred
• Strong ability to read and interpret blueprints, specifications, and construction documents

Jobsite Oversight & Communication

• Perform detailed quantity take-offs from architectural, structural, and shop drawings for framing, rough carpentry, finish carpentry, and millwork scopes.
• Identify value-engineering opportunities and alternative methods or materials to improve competitiveness.
• Mentor and review the work of junior estimators; support development of estimating standards and templates.
• Attend pre-bid meetings and job walks as needed to assess project conditions and scope.
• Maintain relationships with general contractors, subcontractors, suppliers, and vendors to support accurate and timely pricing.
• Represent the company at networking events to ensure relationships are established and built, while also being an active part of the regional construction industry.

Financial & Budget Management

• Solicit, evaluate, and level subcontractor and supplier quotes to ensure competitive and complete pricing.
• Prepare and present bid proposals, budgets, and change order pricing within established deadlines.
• Collaborate with preconstruction, project managers, and superintendents to review estimates prior to project handoff and support buyout.
• Maintain awareness of the company’s budget and establish proper pricing to support the budget.
• Understand construction pricing and be able to quote minor changes.
• Develop complete, accurate cost estimates including labor, material, equipment, subcontractor, and overhead costs.
• Analyze bid documents, specifications, and addenda to identify scope gaps, exclusions, and qualifications.
