Position Overview

We are seeking a highly experienced Senior Commercial Real Estate Accountant / Accounting Manager to join a privately held commercial real estate ownership and development company in Metro Atlanta. The ideal candidate will bring a strong foundation in full-cycle accounting, financial reporting, GAAP compliance, and commercial real estate accounting, ideally supported by prior public accounting experience. This position will oversee accounting activities for a diverse portfolio of grocery-anchored retail shopping centers, restaurant-heavy commercial properties, and mixed-use developments, while also supporting accounting for the primary ownership entities and affiliated development company. A significant component of this role involves owner and investor reporting, partnership accounting, capital account management, and complex waterfall distribution calculations. Candidates with experience using MRI, Yardi, and advanced Excel, along with exposure to multiple commercial real estate asset classes, will be particularly well suited for this opportunity.

Key Responsibilities

Full-Cycle Accounting: Manage month-end and year-end close processes, journal entries, general ledger reconciliations, accruals, and GAAP-compliant financial reporting. Commercial Property Accounting: Oversee accounting for retail, mixed-use, and other commercial real estate assets, including grocery-anchored shopping centers and restaurant-intensive properties. Owner & Investor Reporting: Prepare detailed monthly and quarterly financial packages, property performance reports, and financial analyses for ownership groups and investment partners. Partnership Accounting: Maintain financial records for multiple legal entities, joint ventures, and partnership structures, including capital contributions, partner allocations, and distributions. Waterfall Calculations: Prepare and review partnership distribution waterfalls, preferred return calculations, promote structures, and investor profit allocations. Development Accounting: Support the affiliated development company's accounting activities, including project expenditures, construction-in-progress, capitalization, and development budgets. CAM Reconciliations: Manage common area maintenance, property tax, insurance, and other operating expense reconciliations and tenant recoveries. Portfolio Reporting: Consolidate and analyze financial results across multiple commercial real estate assets and ownership entities. Financial Statements: Prepare balance sheets, income statements, cash flow reports, and supporting financial schedules. Cash Management: Monitor property-level cash flow, intercompany transactions, funding requirements, and ownership distributions. Audit & Tax Support: Coordinate with external CPA firms, auditors, and tax advisors on financial statements, partnership reporting, and year-end deliverables. Accounting Systems: Utilize MRI, Yardi, and Excel to improve reporting accuracy, streamline reconciliations, and strengthen accounting processes. Process Improvements: Identify opportunities to enhance internal controls, reporting procedures, and overall accounting efficiency.

Qualifications

Bachelor's degree in Accounting, Finance, or a related field; BS in Accounting preferred. Ideally 10+ years of progressive accounting experience across commercial real estate, corporate accounting, or public accounting. Strong foundation in full-cycle accounting, month-end close, journal entries, GL reconciliations, financial statement preparation, and GAAP compliance. Prior public accounting experience highly desirable, particularly involving multiple clients, financial statement preparation, tax‑basis accounting, and reconciliations. Extensive commercial real estate accounting experience, ideally including retail, mixed‑use, office, multifamily, or healthcare properties. Experience with grocery‑anchored retail properties, restaurant tenants, commercial leases, and CAM reconciliations preferred. Strong partnership accounting experience, including owner reporting, capital accounts, investor distributions, and waterfall calculations. Experience with multi‑entity accounting, joint venture structures, and real estate development accounting. Hands‑on experience with MRI and/or Yardi strongly preferred. Advanced Excel proficiency, including complex formulas, financial analysis, and distribution modeling. Additional software experience with Microsoft Dynamics Great Plains, QuickBooks, Peachtree, or CashPro beneficial. Strong analytical abilities, attention to detail, and the ability to manage multiple properties and ownership entities simultaneously. Excellent communication skills and comfort interacting directly with ownership, investors, and senior management. CPA designation a plus, but not required. Why Consider This Opportunity? This position offers the opportunity to move beyond traditional property accounting into a more sophisticated real estate accounting role with meaningful exposure to ownership and investment activities. You’ll work across a diverse portfolio of income‑producing commercial properties and active development projects while gaining direct involvement in partnership structures, investor reporting, waterfall calculations, and strategic financial decisions. For an experienced accountant with a public accounting foundation, strong commercial real estate experience, and proficiency in MRI or Yardi, this is an excellent opportunity to contribute to a growing real estate organization.
