Summary of Job Duties:
  • Manages daily work orders; responsible for prioritizing work orders on daily basis; assigns work orders, emergency work orders, and coordinates preventive maintenance; Plans and manages all aspects of maintenance, repair and operation of facility, which can include plumbing, electrical, and mechanical systems, HVAC, carpentry, painting, fire/life/safety, OSHA compliance, building/fire codes, EMS system operation and custodial projects; Meets regularly with building administrator to manage progress of tasks and contractual responsibilities; Recommends hire/removal/discipline of building staff; evaluates staff performance and advises staff on details of performance; Educates and motivates staff; provides technical assistance and training; Manages personnel issues, needs, and various requests (e.g., approves/denies vacation, leave of absence, staff time/hours (payroll), and other special request of staff);
  • Manages projects/assignments by outside contractors and county Trade groups (e.g., maintains records, creates reports, monitors project status, monitor Energy usage for the Building (Gas, Electric, Water), keeps supervisor up-to-date regarding project status, etc.); Provides supervision for nonconstruction/HVAC contractors; Monitors contracts and services provided by non-construction and HVAC contractors to ensure compliance with approved project plans and specification.
  • Verifies work order completion for quality and quantity; Maintains complete responsibility for life safety systems (i.e., fire, electrical and HVAC systems) which includes scheduling and conducting inspection of building for life safety, housekeeping, and maintenance problems; Maintains routine and specific communication with tenants to assure customer satisfaction.
  • Prepares annual budget in the range of $750K-1,500K for assigned Facility; manages assigned building to budget with complete profit and loss responsibility for that budget; Purchases and controls use of $500K-$900K in supplies and materials for building operations; Recommends budget and cost control issues.
  • Uses and/or operates hand and power tools to perform duties and responsibilities of assigned personnel (e.g., operates, maintains and repairs all systems).
  • Serves on call via Cellphone for facility twenty-four hours a day, seven days a week and demonstrates regular and predictable attendance; operates/adjusts building mechanical and electrical systems from laptop computer.
  • Reviews manuals, books, journals, and blue prints to maintain current working knowledge of building components, and air conditioning and heating systems.
  • Demonstrates regular and predictable attendance.
  • Performs other duties as required or assigned.
  • Serves as Building Manager in other County buildings as needed.
Requirements:
  • Bachelor's degree in Management, Business Administration or related field
  • 2 years' experience
  • The above may be substituted by equivalent combinations of education and experience which indicates a thorough knowledge of management practices, facilities management, mechanical engineering practices, construction management and a demonstrable ability to apply management principles to practical work situations
  • Valid driver's license issued by the state of residency
Preferred Qualifications:
  • 10 years’ experience in a trade’s position or 5 years’ experience as trades foreman or 5 years’ experience managing trades;
  • One (1) year Prevailing Wage Experience;
  • LEED AP Certification;
  • Member of/or eligible for Prof. Assoc. Cert., e.g. Proj Mngmt Institute
Hazardous Working Conditions:
  • May stand for long periods of time, lift heavy objects, and work in uncomfortably hot or cold environments, in awkward and cramped positions, or on ladders; could require working outdoors and be subject to inclement weather; lift up to 50 lbs without material handling device; ability to use and wear personal protective equipment: half-face respirators/dust mask, safety glasses, body harness for fall protection, arc flash clothing level two protection (hard hat, Class 2 gloves/leather, face shield, neck protector, coveralls), fire rated long sleeve shirts, earplugs/muffs and hand protection.
Position Specific Qualifications
  • Meet maximum weight requirements for ladders, personal fall protection equipment, and aerial lifts. Maximum lbs. include man and tools. Type 1A "Extra Heavy Duty Industrial Ladder" - maximum capacity of 300 lbs. Type 1AA "Special Duty Industrial Ladder" - maximum capacity of 375 lbs. Most personnel fall arrest equipment (full-body harness & lanyards) is labeled with a capacity limit of 310 lbs. Single Man Lifts - 300-350 lbs.
  • Five (5) years experience in the maintenance and operation of heating, ventilation and air conditioning systems (HVAC)
  • Experience which indicates an advanced knowledge of supervision, facility maintenance and repair, general construction work and a demonstrable ability to apply supervisory principles to practical work situations.
  • Valid Driver's License issued in the state of residence
  • Preferred Qualifications:
  • Chloroflurocarbon (C.F.C.) Certification
  • Building Operator's Certification - Level 1 (BOC) or Stationary Engineer's License.
