United Pharma seeks a senior Building Automation System specialist to own the BAS/BMS scope for an existing building fit-out entering construction. You will oversee Siemens Desigo operations, coordinate with mechanical, commissioning teams, and verify sequences align with design intent.

In this owner’s representative role, you will review vendor work, support functional commissioning, and help prepare turnover documentation.

Qualifications

• Siemens Desigo commissioning, operating, or owning experience (5+ years).

Seeking a senior Building Automation System specialist to serve as the owner’s technical representative for an existing building fit-out project entering construction. This person will own the BAS/BMS scope, oversee Siemens’ work, coordinate with mechanical and commissioning teams, and verify that building systems operate according to their intended sequences. Strong Siemens Desigo experience and practical knowledge of HVAC and mechanical utilities are the primary priorities. Siemens will perform programming; the consultant will review and oversee controls and graphics changes, support functional commissioning, resolve issues, and help prepare the system for turnover.

Responsibilities:

• System Ownership and Vendor Oversight: Oversee Siemens’ daily activities, track scope completion, coordinate stakeholders, and drive resolution of technical issues.
• Controls and Graphics: Review Siemens programming and graphics updates against project requirements, equipment operation, and punch-list items.
• Mechanical Systems: Coordinate controls for chillers, boilers, HVAC, heating hot water, cooling towers, pumps, and VAVs.
• Functional Performance: Verify sequences of operation, including equipment staging, lead/lag operation, failure response, and room pressurization.
• Walkdowns and Instrumentation: Participate in system walkdowns, generate and resolve punch-list items, and coordinate instrumentation replacement and related controls work.
• Commissioning: Support the controls vendor and commissioning team during BAS/BMS testing, troubleshooting, and functional verification.
• Documentation: Review commissioning protocols and supporting records, identify gaps, and support turnover documentation.
• IT and Networking: Coordinate IP device changes, fiber and network switch installations, and migration of the BAS application to the owner’s server infrastructure.
• Field Coordination and Safety: Work at BAS workstations and participate in field reviews of panels and equipment using appropriate PPE and electrical safety practices.

Qualifications:

• Siemens Desigo: Strong direct experience commissioning, operating, or owning Siemens Desigo systems; approximately 5+ years preferred.
• Building Automation: Demonstrated BAS/BMS experience connecting mechanical equipment operation with automation and controls.
• Mechanical Knowledge: Strong understanding of HVAC, hydronic systems, building utilities, differential pressure, and pressurization.
• Commissioning Experience: Ability to verify that BAS/BMS controls deliver the required sequences and equipment responses.
• Vendor Management: Ability to independently oversee a controls vendor, evaluate its work, and coordinate corrective actions.
• Communication: Strong communication skills across internal engineering teams, contractors, mechanical trades, IT, and commissioning personnel.
• Networking Familiarity: Working knowledge of networked BAS devices and the coordination needed for infrastructure changes and server migration.
• GMP Knowledge: Preferred familiarity with qualified BMS functions and controlled-environment monitoring.
