Job summary

ACX, a Stamford, CT-based private real estate investment firm, is seeking a Senior Associate – Asset Management in our Stamford office. You will perform financial analysis, build cash flow models in ARGUS and Excel, lead budgeting, and evaluate lease economics across a grocery-anchored portfolio.

You will collaborate with Leasing, Property Management, Accounting, Investor Relations, and the Chief Investment Officer, reporting to the Regional Head of Asset Management.

Qualifications

• 4–7 years of commercial real estate or asset management experience, retail experience preferred.
• Advanced Excel and strong ARGUS skills, with the ability to build and interpret financial models and investment analyses.
• Strong understanding of leases, property-level financial statements, budgets, and investment returns.
• Ability to manage work independently and communicate clearly with stakeholders.
• Strong communication and interpersonal skills.

Responsibilities

• Manage day-to-day financial analysis and business plan execution for designated assets.
• Build and maintain ARGUS and Excel cash flow models supporting valuation, budgeting, forecasting, and lease analysis.
• Lead the preparation of annual operating budgets, quarterly reporting, variance analysis, and cash flow projections.
• Evaluate lease economics, letters of intent, renewal and backfill proposals, redevelopment scenarios, and capital projects.
• Analyze property-level operating performance, including NOI, occupancy, tenant activity, and capital spending.
• Support property refinancings through underwriting, financing comparisons, and diligence.
• Maintain and update IRR performance tracker and report property-level performance.
• Prepare investment analyses, valuation models, asset reviews, and reporting materials for senior leadership and joint ventures.
• Support acquisition and redevelopment due diligence by reviewing leases and operating costs.
• Coordinate execution of approved plans and capital initiatives across teams; track deliverables.
• Evaluate disposition and recapitalization analyses and close coordination with lenders/brokers.
