Qualifications

About the Role

This position is employed by Alignment Architects Inc, a brand of AlphaX RE Capital. We are seeking an experienced SeniorArchitectto lead single-family residential projects throughout the San Francisco Bay Area.

This role will manage projects from feasibility and schematic design through planning, permitting, construction documentation, and construction administration. The ideal candidate combines strong residential design and technical expertise with advanced Revit skills, deep knowledge of California building codes, and hands‑on experience navigating Bay Area planning and permitting processes.

Key Responsibilities
Residential Design & Project Delivery
  • Lead and manage single-family residential projects from feasibility through permitting and construction documentation.
  • Develop and review schematic designs, design development, construction documents, and permit sets.
  • Translate client goals, site constraints, zoning requirements, and construction considerations into practical architectural solutions.
  • Develop floor plans, elevations, sections, details, schedules, and architectural assemblies.
  • Review projects for design quality, constructability, code compliance, and coordination.
  • Participate in site visits, existing-Condition documentation, and field verification.
  • Support construction administration and help resolve field conditions, RFIs, and design questions when needed.
  • Independently research and interpret local zoning and planning requirements for residential projects.
  • Prepare projects for planning and building permit submission.
  • Coordinate directly with city/county Planning and Building departments when appropriate.
  • Track permit applications, plan-check comments, resubmittals, and approvals.
  • Analyze and resolve zoning and code issues involving:
    • Setbacks and building envelopes
    • Lot coverage and FAR
    • Height and massing
    • Building and site area calculations
    • Parking and driveway requirements
    • ADUs and JADUs
    • SB 9 / lot splits where applicable
    • Residential additions and remodels
    • Fire separation and life-safety requirements
    • Existing-Condition/nonconforming conditions
    • Easements and site constraints
  • Develop practical strategies when jurisdictional requirements are ambiguous or when existing conditions create permitting challenges.

Strong familiarity with Bay Area jurisdictions is highly preferred, including:

  • Atherton
  • Mountain View
  • Sunnyvale
  • San Jose
  • Campbell
  • Saratoga
  • Other Santa Clara County / San Mateo County jurisdictions

Experience in multiple jurisdictions is particularly valuable because the successful candidate should understand that local zoning interpretation and permitting procedures can vary significantly from city to city.

3. Revit / BIM
  • Produce and maintain high-quality architectural models and construction documents in Revit.
  • Set up and maintain project models, views, sheets, schedules, families, and templates.
  • Develop detailed residential models suitable for permit and construction documentation.
  • Coordinate architectural models with structural, civil, MEP, landscape, and other consultants.
  • Identify and resolve model and documentation conflicts.
  • Maintain BIM standards and improve drawing-production workflows.
  • Review team members' Revit work and provide technical guidance when necessary.
  • Advanced Revit proficiency is required.
4. Construction Documentation & Technical Leadership
  • Lead the development of complete and coordinated residential construction document sets.
  • Establish appropriate levels of detail for plans, elevations, sections, wall assemblies, roofs, stairs, doors/windows, waterproofing, and other residential conditions.
  • Review architectural details for constructability and consistency.
  • Coordinate structural framing and architectural design.
  • Coordinate consultant drawings and identify conflicts before permit submission or construction.
  • Perform thorough QA/QC reviews of drawings and specifications.
  • Help establish and improve office drawing standards, templates, details, and documentation workflows.
5. Code & Technical Research
  • Apply the California Residential Code (CRC) and California Building Code (CBC), as applicable.
  • Understand California energy requirements, including Title 24.
  • Apply applicable fire/life-safety, accessibility, zoning, and local development standards.
  • Research code questions and provide clear recommendations to the design team.
  • Stay current with changes to California codes and local municipal requirements.
  • Provide technical guidance and mentorship to junior architects and designers.
  • Review drawings and provide actionable redlines.
  • Help establish efficient production standards and workflows.
  • Identify recurring documentation or permitting issues and develop solutions.
  • Work closely with project managers, designers, consultants, contractors, and leadership.
  • Take ownership of assigned projects and proactively communicate risks, deadlines, and outstanding issues.
Required Qualifications
  • 8+ years of professional architectural experience, with substantial experience in residential architecture.
  • Bachelor's or Master's degree in Architecture or equivalent professional education.
  • Strong experience with single-family residential projects, preferably custom/high-end homes, additions, remodels, ADUs, or residential development.
  • Advanced proficiency in Revit with the ability to independently produce and review complete architectural drawing sets.
  • Strong knowledge of California residential construction, building codes, and architectural detailing.
  • Demonstrated experience taking projects through planning, permitting, and construction documentation.
  • Proven experience working with Bay Area Planning and Building departments.
  • Strong understanding of local zoning regulations and residential development standards.
  • Ability to independently research regulations and resolve technical/permitting issues.
  • Strong consultant coordination and QA/QC skills.

Excellent communication, organization, and follow-through.

  • Ability to manage multiple projects and priorities simultaneously.
  • Comfortable working independently and making informed decisions without constant supervision.
Preferred Qualifications
  • California Architectural License (RA) strongly preferred.
  • Experience with multiple Silicon Valley jurisdictions.
  • Experience with high-end custom homes.
  • Experience with ADUs, JADUs, SB 9, lot splits, additions, and major remodels.
  • Experience with residential infill and development projects.
  • Strong knowledge of wood-frame construction and residential detailing.
  • Experience with Bluebeam, AutoCAD, SketchUp, Enscape, and Adobe Creative Suite.
  • Experience coordinating structural, civil, MEP, landscape, geotechnical, and energy consultants.
  • Experience communicating directly with plan checkers, planners, contractors, and clients.
  • Experience establishing office BIM/Revit standards and improving production efficiency.

The expected salary range for this position is $120,000 to $165,000per year. The actual salary offer will be determined based on the successful candidate's geographic location, relevant experience, and specific skill sets, in accordance with California laws.
