Job summary

Just Construction Recruitment seeks an experienced Roofing Estimator specializing in commercial re-roofing and roof replacement projects. You will assess existing conditions, develop detailed cost estimates, and craft competitive proposals for complex roofing programs.

This role requires strong knowledge of low-slope roofing systems, waterproofing, insulation, and related assemblies, along with experience pricing work on occupied buildings and using digital take-off tools.

Qualifications

• Proven experience estimating commercial roofing projects, with emphasis on re-roofing and replacement work.
• Strong technical knowledge of commercial low-slope roofing systems, membranes, insulation, flashing and waterproofing.
• Experience assessing existing roof conditions and pricing work on occupied or operational buildings.
• Ability to interpret architectural drawings, specifications, roof surveys and technical documentation.
• Experience using digital take-off and estimating software.
• Strong understanding of labour productivity, material costs, equipment requirements and project margins.
• Familiarity with manufacturer specifications, roofing warranties and applicable building codes.
• Excellent commercial judgement, attention to detail and tender management skills.
• Ability to manage multiple estimates and deadlines while maintaining accuracy.

Responsibilities

• Prepare detailed estimates for commercial re-roofing, roof replacement, restoration and waterproofing projects.
• Review tender documents, drawings, specifications, roof surveys and existing building information.
• Conduct site visits and roof inspections to assess existing conditions and determine the scope of required works.
• Complete material take-offs and calculate labour, equipment, access, disposal and installation costs.
• Estimate projects involving multiple roofing systems (e.g., TPO, PVC, EPDM, modified bitumen, built-up roofing, metal roofing).
• Evaluate tear-off requirements, insulation, vapour barriers, substrate repairs, drainage and flashing details.
• Identify concealed conditions, deterioration, water ingress and other risks; account for occupied buildings and operational constraints.
• Obtain quotations from manufacturers, suppliers, waste contractors and specialist subcontractors.
• Prepare bid proposals, scope clarifications, exclusions and value engineering alternatives.
• Liaise with manufacturers and suppliers regarding system specifications, warranties and lead times.
• Coordinate with project managers and field teams to ensure estimates reflect realistic installation methods and labour requirements.
• Participate in bid reviews, tender negotiations and project handovers.
• Maintain historical cost data and review estimating accuracy against completed projects.

The successful candidate will be responsible for assessing existing roof conditions, developing accurate cost estimates and preparing competitive proposals for commercial roofing projects. This role requires a strong technical understanding of roofing systems, tear-off and replacement methods, waterproofing, insulation and the challenges associated with working on existing and occupied buildings.

• Base salary of $140,000–$170,000, depending on experience.
