Job summary

Cedar is seeking a Risk & Insurance Manager to oversee Cedar’s insurance and risk-management activities across development portfolios and corporate operations in Arlington, VA. You will partner with Willis Towers Watson and other brokers, manage insurance strategy, renewals, and certificates, and align coverage with Cedar’s evolving development portfolio.

Responsibilities include evaluating coverage, negotiating terms, and coordinating with Legal, Development, Construction, and Finance.

  • Lead annual renewal process, analyze premiums and deductibles, and optimize coverage structures.
  • Support contractual risk transfer and claims management in collaboration with Legal and Dev teams.

Job Description SummaryThe Risk & Insurance Manager is responsible for managing Cedar’s insurance and risk-management activities across its development portfolio and corporate operations, with particular emphasis on insurance supporting large-scale data center development and construction projects.This role serves as Cedar’s primary day-to-day partner with Willis Towers Watson and other insurance brokers, carriers, underwriters, consultants, and internal stakeholders. The Risk & Insurance Manager is responsible for coordinating insurance placements and renewals, managing development-site and DevCo insurance requirements, evaluating coverage and pricing, challenging fees and premiums when appropriate, and developing and maintaining insurance programs designed to appropriately support Cedar's evolving development portfolio.The position works closely with Legal, Development, Construction, Procurement, Finance, Accounting, and project leadership to evaluate insurance requirements, identify coverage gaps, manage risk transfer, support claims, and protect Cedar’s financial and operational interests.Job DescriptionDevelopment Project InsuranceManage insurance requirements across Cedar’s data center development and construction portfolio.Coordinate insurance strategy and coverage requirements for new development projects and active construction sites.Ensure development projects are appropriately incorporated into Cedar’s insurance programs and coverage structures.Evaluate project exposures and recommend appropriate coverage, limits, deductibles, and risk-transfer strategies.Monitor insurance requirements throughout the development lifecycle and identify changes in exposure requiring additional coverage or modifications.Coordinate project-specific insurance documentation and requirements with Development, Construction, Finance, Legal, and external partners.Broker, Carrier & Advisor ManagementServe as Cedar’s primary day-to-day relationship manager with Willis and other brokers, carriers, underwriters, consultants, and insurance partners.Establish expectations for broker responsiveness, service quality, deliverables, market analysis, and renewal execution.Coordinate insurance submissions and ensure brokers and carriers receive accurate exposure, project, financial, and loss information.Evaluate broker recommendations rather than relying solely on proposed coverage or pricing.Maintain accountability for open insurance matters, deliverables, renewals, claims, and coverage requirements.Developer & Corporate InsuranceManage Cedar and Developer level insurance programs and ensure coverage remains aligned with business operations and the development portfolio.Maintain visibility into existing policies, limits, deductibles, exclusions, endorsements, and renewal dates.Evaluate evolving business activities and project exposures to determine whether changes in insurance coverage are required.Coordinate certificates, evidence of coverage, endorsements, and other insurance documentation.Maintain appropriate insurance records and program documentation.Renewals, Pricing & Fee ManagementLead the annual insurance renewal process from initial planning through placement and policy issuance.Coordinate collection and validation of exposure data, project information, loss history, forecasts, and other underwriting information.Review renewal strategies, market submissions, quotes, coverage alternatives, and broker recommendations.Analyze changes in premiums, rates, deductibles, limits, coverage, commissions, and other insurance costs.Challenge and negotiate premiums, broker fees, commissions, and other insurance-related costs when appropriate to ensure competitive economics and value for Cedar.Evaluate alternative coverage structures and market options and make recommendations to leadership.Develop clear renewal summaries identifying coverage, pricing, material changes, risks, and recommended decisionsContractual Risk & Risk TransferPartner with Legal in evaluating insurance and risk-transfer provisions within construction, procurement, vendor, development, and other commercial agreements.Review contractual insurance requirements and evaluate their alignment with Cedar’s insurance programs and risk strategy.Advise project teams regarding appropriate insurance requirements for contractors, vendors, consultants, and other counterparties.Coordinate certificates of insurance and other evidence of coverage as necessary.Identify insurance gaps or contractual requirements that could create material uninsured or underinsured exposure.Partner with Senior Counsel - Development, Construction & Procurement on indemnification, insurance, claims, and contractual risk matters.Claims & Loss ManagementCoordinate insurance claims and serve as a primary liaison among internal stakeholders, brokers, carriers, adjusters, and outside advisors.Maintain visibility into active claims, reserves, coverage positions, outstanding documentation, and resolution status.Advocate for timely and appropriate claim resolution.Analyze loss trends and recurring issues and recommend opportunities to reduce exposure.Support project and business teams following incidents that may result in insurance claims or coverage issues.Insurance Strategy & ReportingMaintain insurance schedules, renewal calendars, claims information, coverage summaries, and other risk-management reporting.Prepare insurance and risk information for senior leadership, project teams, lenders, investors, or other stakeholders as required.Monitor insurance-market developments affecting construction, real estate development, data centers, and Cedar’s broader business.Identify opportunities to improve coverage, reduce cost, strengthen risk transfer, and improve insurance-management processes.Develop scalable insurance practices capable of supporting Cedar’s growing project portfolio.Required Experience7+ years of progressive experience in insurance, risk management, construction risk, real estate development insurance, brokerage, or a related field.Demonstrated experience managing insurance programs for construction, real estate development, infrastructure, or other complex capital projects.Experience working directly with insurance brokers, carriers, underwriters, adjusters, and internal business stakeholders.Strong knowledge of commercial insurance coverage, construction-related insurance, contractual risk transfer, claims, and renewal processes.Experience reviewing insurance pricing, premiums, fees, deductibles, limits, exclusions, and coverage alternatives.Demonstrated ability to challenge broker recommendations, negotiate commercial terms, and make independent insurance and risk recommendations.Experience coordinating complex insurance renewals and market submissions.Strong analytical, negotiation, project-management, and communication skills.Ability to manage multiple projects, policies, renewals, claims, and stakeholder requirements simultaneously.Ability to translate complex insurance matters into clear recommendations for business and senior leadership.Preferred QualificationsExperience supporting a real estate developer, data center developer, infrastructure company, construction organization, or sophisticated owner-side risk function.Experience working on large-scale construction or development insurance programs.Brokerage experience supporting complex construction, real estate, or infrastructure clients.Experience with builder’s risk, general liability, professional liability, property, casualty, environmental, cyber, executive risk, and other relevant commercial insurance programs.Experience managing insurance requirements associated with lenders, investors, joint ventures, contractors, and development partners.ARM, CPCU, CRIS, or other relevant risk or insurance certification preferred.Core CompetenciesInsurance & Risk Expertise: Understands complex commercial and development insurance programs and can evaluate coverage, exclusions, limits, deductibles, and risk-transfer structures.Commercial & Financial Judgment: Evaluates insurance decisions through both a risk and economic lens and challenges cost, fees, and coverage structures when appropriate.Negotiation & Broker Management: Establishes accountability with brokers and carriers and effectively negotiates coverage, pricing, service, and commercial terms.Development & Project Partnership: Understands the needs of development and construction teams and integrates insurance requirements into project execution.Analysis & Problem Solving: Identifies gaps, evaluates alternatives, and develops practical recommendations rather than simply administering existing programs.Ownership & Accountability: Takes responsibility for insurance programs, renewals, claims, and deliverables and drives matters through completion.Physical RequirementsAbility to perform work primarily in a professional office environment.
