Job summary

Sun Outdoors is seeking a Resort Maintenance Manager to oversee maintenance across resort grounds, facilities, streets and equipment. You will supervise the maintenance team, coordinate with contractors and ensure safety and regulatory compliance.

Responsibilities include inspections, move-in support, inventory management and on-call emergency maintenance. The role requires hands-on supervision, strong communication, and readiness to address non-business hour needs.

Qualifications

  • High School Diploma or GED (Required)
  • 3 years experience in general maintenance, repair work, and groundskeeping (Required)
  • 1 year in supervisory experience (Required)
  • Knowledge of plumbing, construction, pool and grounds maintenance
  • Proficient with hand tools and power equipment
  • Demonstrated ability to motivate and train staff
  • Good verbal and written communications skills
  • Basic computer proficiency (Microsoft Office, email, internet)
  • Ability to respond to resort needs during non-business hours

Responsibilities

  • Follows-up on work assignments to ensure efficient, thorough completion of work orders
  • Performs water testing and maintenance related to a well-water system or on-site water meters
  • Oversees maintenance of grounds and facilities including lawns, clubhouses, pools, streets and landscaping
  • Assists with selection of contractual services; supervises on-site contractors
  • Completes regular inspections of resident sites throughout the resort
  • Maintains safety and proper use of equipment and safety procedures
  • Assists with move-in procedures and model home exterior maintenance until sold
  • Coordinates team member selection and development
  • Prioritizes and resolves resort service requests; maintains records
  • Establishes on-call emergency maintenance schedule
  • Ensures adherence to company policies
  • Assists with maintenance issues on new homes as directed
  • Maintains vehicle/equipment maintenance logs
  • Coordinates routine maintenance and minor repairs
  • Ensures safe storage of hazardous chemicals/equipment
  • Prepares maintenance logs per Operations Manual
  • Maintains inventory and procures supplies within budget
  • Reports status to RV Resort Manager daily
  • Assists with capital expenditure budget review
  • Other duties as assigned

Overview

Resort Maintenance Managers are responsible for the overall maintenance and upkeep of resort grounds, facilities, streets and equipment at an individual property. They supervise all aspects of new model home set‑ups and ensure completion of all city permits and coding. Resort Maintenance Managers also supervise and oversee individual resort maintenance team members.

Job Duties
  • Follows‑up on work assignments to ensure efficient, thorough completion of assigned work orders. (Essential)
  • Performs water testing and other maintenance duties related to a well‑water system or on‑site water meters, if applicable. Ensures water samples are taken on a regular basis. (Essential)
  • Oversees and assists maintenance team with all aspects of property maintenance and repairs of grounds and facilities such as lawns, clubhouses, pools, streets, curbs and gardening/landscape. (Essential)
  • Assists with the selection of all contractual services. Supervises on‑site contractors. (Essential)
  • Completes regular inspections of resident sites throughout the resort. (Essential)
  • Ensures staff is performing duties in a safe manner, adhering to all safety procedures and properly using safety equipment. (Essential)
  • Assists with move‑in procedures: performs resale inspection authorization, prepares commencement inventory checklist & oversees lot mods, ensures management presence at move‑in, supervises all contractors, and maintains exterior of model homes until sold. (Essential)
  • Coordinates team member selection and development and ensures team members comply with appropriate policies and procedures.
  • Prioritizes and resolves resort service requests, including maintaining records of types and frequency of service requests received.
  • Establishes emergency maintenance on‑call schedule.
  • Ensures adherence to all company operating policies.
  • Assists with maintenance issues regarding new homes as directed.
  • Maintains vehicle/equipment maintenance logs and ensures proper maintenance of resort vehicles.
  • Coordinates and ensures completion of routine maintenance and minor emergency repairs.
  • Ensures safe storage of hazardous chemicals and/or equipment.
  • Prepares all maintenance‑related logs in accordance of the Operations Manual.
  • Maintains inventory of equipment, tools, and supplies. Purchases supplies, equipment and services as needed while ensuring to adhere to budget guidelines.
  • Meets with RV Resort Manager daily to report on the status of all scheduled maintenance work. Notifies their manager of unsightly or hazardous conditions and recommended solutions.
  • Assists RV Resort Manager with all aspects of the capital expenditure program, including reviewing budget variances as needed.
  • Other duties as assigned.
