Job summary

Lemonjuice Capital & Solutions is seeking a Facilities Technician for our Fairway Forest Resort in Sapphire, NC. The role supports maintenance across air conditioning, electrical, plumbing, and carpentry, with emphasis on guest comfort and safety.

Responsibilities include responding to repair requests, performing preventive maintenance, and coordinating with shifts. On-call availability is required, along with a 40-hour work week and 1PM-9PM schedule.

Qualifications

Job description

We are looking for a dedicated, team-oriented candidates to join our Facilities Technician team at our Fairway Forest Resort in Sapphire, NC!

Work Type: Full-time. Hourly. Year-Round.

Work Hours: 40 hours a week, 8-hour shifts.

Schedule: Sunday-Thursday 1PM-9PM.

Must be available for an on-call schedule.

Position Summary

Supports facilities technician team with knowledge of all aspects of facilities maintenance. Enhancement of property work environment. Responds and attends to guest repair requests. Communicates with guests/customers to resolve maintenance issues. Performs preventive maintenance on tools and kitchen and mechanical room equipment, including cleaning and lubrication. Visually inspects tools, equipment, or machines. Carries equipment (e.g., tools, radio). Identifies, locates, and operates all shut-off valves for equipment and all utility shut-offs for buildings. Maintains maintenance inventory and requisitions parts and supplies as needed. Communicates each day’s activities and problems that occur to the other shifts using approved communication programs and standards. Displays basic knowledge or ability to acquire knowledge in the following categories: air conditioning and refrigeration, electrical, mechanical, plumbing, pneumatic/electronic systems and controls, carpentry and finish skills, kitchen equipment, vehicles, energy conservation, and/or general building. Performs all surface preparation, painting, minor drywall and wood trim repair, light bulb and A/C filter replacement and the complete and thorough clean-up of the painting or repair area. Tests, troubleshoots, and performs basic repair on all types of equipment, plumbing (e.g., plunge toilets and unclog drains), electrical components including lamps, cosmetic items, extension cords, vacuum cleaners, internet devices, replace electrical switches and outlets, and other guest room items. Programs TV's and performs general housekeeping and technician-related inventory duties. Uses the Lockout/Tagout system before performing any maintenance work. Perform repairs on interior and exterior landscaping as well as external landscaping sprinklers. Displays basic computer skills including inputting air handler schedules and making temperature changes.

Key Duties/Accountabilities
  • Addresses guests' service needs in a professional, positive, and timely manner.
  • Welcomes and acknowledges every guest with a smile, eye contact, and a friendly verbal greeting, using the guest's name when possible.
  • Actively listens and responds positively to guest questions, concerns, and requests.
  • Responds to all guest complaints promptly and, if cannot remedy the situation, let the proper people know so they can follow up and try to satisfy the guest. Cleans all technician areas as directed by Management.
  • Looks for ways to conserve energy and report any ideas to Management.
  • Maintains maintenance inventory and requisition parts and supplies as needed.
  • Assures each day’s activities and problems that occur are communicated to the other shifts using approved communication programs and standards.
  • Reads, logs, tracks, and interprets readings from meters, gauges and other measuring devices in accordance with inspection and rounds procedures.
  • Assists in the compilation of data for preventive maintenance inspection records.
  • Displays basic proficiency in the following categories: air conditioning and refrigeration, electrical, mechanical,
  • Plumbing, pneumatic/electronic systems and controls, carpentry and finish skills, kitchen equipment, vehicles, energy conservation, and/or general building.

Safety and Accident Prevention
  • Follows company and department safety and security policies and procedures to promote a clean, safe, and secure environment.
  • Completes appropriate safety training and certifications to perform work tasks.
  • Follows policies and procedures for the safe operation and storage of tools, equipment, and machines.
  • Follows Hazardous Material Management Program procedures for handling and disposing of chemicals, fertilizer, pesticides, blood borne pathogens, etc., including using Material Safety Data Sheets (MSDS).
  • Uses proper equipment, wear appropriate personal protective clothing (PPE), and employ correct lifting procedures, as necessary, to avoid injury.
  • Identifies and corrects unsafe work procedures or conditions and/or report them to management and security/safety personnel.
  • Maintains proficiency of fire sprinkler and emergency power system and be familiar with the duties and responsibilities of the Fire and Emergency Rescue Teams.
Physical Demands
  • Visually inspects tools, equipment, or machines (e.g., to identify defects).
  • Reaches overhead and below the knees, including bending, twisting, pulling, and stooping.
  • Moves, lifts, carries, pushes, pulls, and places objects weighing less than or equal to 50 pounds without assistance.
  • Grasps, turns, manipulates objects of varying size and weight, requiring fine motor skills and hand-eye coordination.
  • Enters and locates work-related information using computers and/or point of sale systems.
  • Moves over sloping, uneven, or slippery surfaces.
  • Reads and visually verifies information in a variety of formats (e.g., small print).
  • Stands, sits, or walks for an extended period or for an entire work shift
