Job summary

American Avenue Property Management (AA) is seeking a Residential Handyperson/Maintenance Technician to lead plumbing for our single-family rentals, including water heater work, leak repairs, and vessel turns. You’ll drive your own vehicle and manage day-to-day routes as a property engineer, ensuring high standards and resident satisfaction.

You’ll document work in our app, coordinate with on-site teams, and participate in multi-trade days while earning a quarterly bonus and comprehensive

Qualifications

• 3+ years hands-on residential plumbing service and repair.
• Owns own truck or van and hand tools (tool reimbursement + $0.76/mile).
• Valid driver's license; live within reasonable distance of city.
• Background check; crawlspaces, slab houses, 50 lbs.

Responsibilities

• Lead plumbing for single-family rental homes; route-based work.
• Diagnose, repair, and replace water heaters (tank and tankless; gas/electric).
• Clear drains and auger; handle main line stoppages; camera work if skilled.
• Leak detection and repair on supply lines (PEX, copper, CPVC).
• Handle fixtures, valves, toilets, disposals, hose bibs, shut-offs.
• Perform repipes and rough-in repairs during turns.
• Assist on multi-trade days (electrical, carpentry, appliances).
• Turns/make-readies, vacancy checks, and move-in/out walks.
• Photograph documentation in our app (iPhone/iPad; training).

Residential Maintenance Technician – Birmingham, AL

$26–$35/hr

• Guaranteed 40 hrs/week
• $0.76/mile vehicle / gas reimbursement
• Quarterly performance bonus

The Deal, Up Front

• Guaranteed 40 hours — if the work orders run short, we pay you anyway
• $0.76/mile covering gas + vehicle wear (you drive your own truck or van)

The Job

You’ll be the plumbing lead for our single‑family rental homes across Macon. Work orders route to your phone, you run your day home to home, you fix it right the first time. We call our techs Property Engineers — you’ll see why when you’re running your route like your own business.

What You’ll Work On

• Water heaters — diagnosis, repair, and replacement (tank and tankless, gas and electric)
• Drain clearing and augering, main line stoppages, camera work if you’ve got the skill
• Leak detection and repair: supply lines, PEX, copper, CPVC
• Fixtures, valves, toilets, disposals, hose bibs, shut-offs
• Repipes and rough‑in repair during turns
• Also will work on work orders for - electrical, carpentry, and appliance calls (multi‑trade days happen)
• Turns/make‑readies, inspections, vacancy checks, move‑in/out walks
• Photo documentation in our app (iPhone/iPad — one‑day training)

What You Need
