Job summary

American Avenue is seeking a proactive maintenance technician to inspect, repair, and maintain residential homes. You will travel between properties, perform multi-trade repairs, and ensure safe, well-kept spaces for tenants.

You should be skilled in carpentry, plumbing, HVAC, and electrical work, with strong problem-solving and customer-focused communication. Use handheld IOS devices to document work and stay on schedule.

Qualifications

  • Multi-trade knowledge across carpentry, plumbing, HVAC, and electrical work.
  • Strong communication with residents and team.
  • Own tools and have a truck or van.
  • Valid driver''s license; reside within reasonable proximity.
  • EPA Universal Certification required.
  • Excellent troubleshooting and problem-solving skills.
  • Tech-savvy with handheld IOS devices.
  • Knowledge of building codes, EPA, and OSHA regulations.
  • Professional appearance.
  • On-call readiness.

Responsibilities

  • Perform general maintenance and repairs, including carpentry, HVAC, plumbing, and electrical work.
  • Travel from home to home within your metro daily.
  • Conduct property inspections, secure homes, and complete vacancy/wellness checks.
  • Handle minor pre-renovation repairs, utility inspections, and basic troubleshooting.
  • Manage move-in/out meetings and property turnovers.
  • Turn homes for tenant-to-tenant turnover.
  • Maintain and document property conditions using handheld devices.

Job description

As a PE, you'll play a key role in ensuring tenant satisfaction by inspecting, repairing, and maintaining homes. You'll proactively identify and address issues, setting the standard for our relationship with tenants through excellent service and communication.

  • Perform general maintenance and repairs, including Carpentry, HVAC, Plumbing, and Electrical work.
  • Must be proficient in residential HVAC (strong preference for candidates with advanced HVAC and Plumbing)
  • Troubleshooting + Installs
  • Travel from home to home within your metro daily
  • Conduct property inspections, secure homes, and complete vacancy/wellness checks.
  • Handle minor pre-renovation repairs, utility inspections, and basic troubleshooting.
  • Manage move-in/out meetings and property turnovers.
  • Ability to "Turn" homes (repairing/light renovation to home from one tenant to the next) a must
  • Maintain and document property conditions using handheld technology (e.g., iPad, iPhone).

  • Clear Communication: Keep residents informed every step of the way, ensuring they know the next steps and expected completion dates.

  • Tech-Savvy: Comfortable using handheld devices for work orders and updates (IOS).
  • Code Knowledge: Familiar with building codes, EPA, and OSHA regulations.
  • Professionalism: Maintains a reliable, professional appearance.
  • On-Call Ready: Available for emergency requests.
