Qualifications

• EPA Certified/HVAC certifications required.

• Working knowledge of HVAC systems and various appliances.

Responsibilities

• Read and carry out work orders and requests promptly, thoroughly, and efficiently.
• Ensure all work orders are completed promptly based on priority.
• Carry out preventive maintenance schedules and functions.
• Work with the Property Manager on a monthly budget review.
• Perform inspections on units, equipment, and systems to determine repairs needed.
• Schedule and participate in on-call availability for maintenance and emergency requests.
• Record repairs and maintenance performed.
• Exterior and common area maintenance and cleanliness, including grounds and snow removal.
• Manage 24/7 emergency cell phone coverage and coordinate with vendors as needed.
• Direct and supervise the maintenance staff and ensure professional appearance and conduct.
