Job summary

Valiant Residential is seeking a Porter/Groundskeeper to maintain the exterior of the property, assist the maintenance team, and keep common areas clean. Responsibilities include lawn care, landscaping tasks, pool maintenance assistance, and supporting make-readies.

The role requires at least one year of related experience, strong English communication, and a valid driver’s license. ADA accommodations are available and referrals to [e-mail].

Qualifications

• Minimum one year of full-time related experience.
• Strong verbal and written communication skills in English; bilingual in Spanish is a plus.
• Willingness to perform all required tasks.
• Demonstrate knowledge of work safety habits.
• Ability to professionally represent the company.
• Maintain a valid driver’s license and reliable transportation.
• Able to work on call and extended hours (including after-hours and weekends).
• Attention to detail – meticulous.
• Ability to organize & prioritize work.
• Social skills to interact with residents.
• Self-motivated; ability to work individually and on a team.
• High school diploma or equivalent.

Responsibilities

• Ensure appearance of all property and common areas meets standards.
• Assist team with community functions.
• Pick up litter daily; sweep and blow breezeways.
• Clean areas around dumpsters and vacant apartments; clean mail room, pool, laundry room.
• Assist with pool maintenance and water plants.
• Maintain sprinkler system; use insecticides, fertilizers, and herbicides as needed.
• Mow, trim, reseed lawns; replant if necessary; stake and prune trees and shrubs.
• Weed planted areas; make drainage corrections.
• Replace breezeway light bulbs; assist in make-readies and other maintenance tasks.
