20 to 40 hours per week, depending on the operational needs and size of the assigned property; on-call required.

Position Summary

The Resident Manager is responsible for the overall performance of a multi-family residential community, overseeing leasing, marketing, and resident relations This role serves as the primary point of contact between corporate staff, vendors, residents, property owners and investors.

Technical Knowledge

Performs well under pressure, applies problem-solving skills, and has a working knowledge of Microsoft Office Suite and standard office equipment (computers, phones, printers, etc.). Knowledge of the safe handling, storage, application, and disposal of chemicals used in property maintenance.

Initiative

Self-motivated with a desire to learn, willing to go above and beyond, and able to work well with minimal supervision. Driven to grow and take on additional responsibility.

Key Responsibilities
  • Required to be on call.
  • Draft property documents, including lease violations, lease amendments, delinquency notices, tenant communications, and other required documents, ensuring accuracy and compliance with company policy.
  • Maintain the property audit system, including regulatory compliance.
  • Own and manage the security deposit disbursement process, including walk-throughs, vendor scheduling, the Make Ready Board, and vacancy reports.
  • Execute the Eviction Process.
  • Support sister properties with staffing and operational needs.
  • Attend regular staff meetings, including developmental, safety, corporate, and other meetings as assigned.
  • Stay current on housing industry and market trends.
  • Support corporate maintenance staff by issuing work orders, conducting periodic property inspections, and scheduling maintenance appointments.
  • Serve as a liaison and communicate effectively with corporate staff, vendors, residents, government regulators, property owners and investors.
  • Ensure property curb appeal meets corporate standards (laundry rooms, pools, clubhouse, breezeways, etc.).
  • Maintain building cleanliness and safety through regular cleaning, pruning, weeding, and light maintenance work.
  • Support and contribute positively to the community team.
  • Demonstrate strong oral and written communication skills.
  • Maintain a positive, professional attitude.
  • Consistently follow and apply community policies.
  • Always represent the company professionally.
  • Perform additional responsibilities as assigned.
Physical Requirements
  • Ability to work in a fast-paced office environment and manage high phone volume.
  • Ability to walk the property on a regular basis, including stairs and hallways.
  • Ability to walk, stand, sit, stoop, kneel, and climb stairs.
  • Ability to work indoors and outdoors under varying weather conditions based on business need.
  • Ability to sit at a desk and behind a computer for an extended period of time.
  • Ability to work on short notice based on business need.
  • Frequent use of hands and fingers for typing, handling objects, tools, or controls; reaching with hands and arms.
  • Specific vision abilities required by this position include close vision, distance vision, peripheral vision, and the ability to adjust focus.
  • Ability to work in an environment that is typically moderate/high noise level.

Qualifications
  • Prior work experience in property management is a plus.
  • Working knowledge of real estate law and leasing practices.
  • Familiarity with Fair Credit Reporting and Equal Housing regulations is a plus.
  • Proficiency in both verbal and written English communication.
