Job summary

Zillow Closing is seeking an experienced Title Officer to manage title-only files through examination and curative, resolving complex title matters and delivering a world-class closing experience.

You will work closely with search vendors, attorneys, underwriters, and other stakeholders to ensure timely, accurate outcomes. Develop expertise in title production, perform thorough document review, and maintain momentum across a fast-moving pipeline.

Qualifications

• Eight or more years of title examination and curative experience within a title operation.
• A four-year college degree.
• Search, examination, and curative experience supporting transactions at a national scale.
• Strong knowledge of ALTA title insurance forms, endorsements, and related documents.

Responsibilities

• Review county records, search packages, tax certificates, tax assessor reports, attorney title opinions, surveys, and other records to identify requirements and exceptions for title commitments.
• Examine title commitments and attorney title opinions to identify matters that must be resolved before or at closing.
• Coordinate with consumers, creditors, attorneys, underwriters, and vendors to cure title issues efficiently and accurately.
• Update title commitments as new information becomes available during clearance and revise requirements accordingly.
• Draft or coordinate deeds, affidavits, escrow agreements, and review recorded instruments as applicable.
• Review county GIS overlays to identify potential survey needs and ensure accuracy of documentation.
• Communicate with all transaction parties by phone and email and support the Closing team as needed.
• Meet turnaround times and quality metrics and ensure all matters are cleared by closing.
