Job summary

CWS Apartment Homes is seeking a Regional Transitional Maintenance Director to help develop maintenance programs and guide Maintenance Directors across multiple properties.

The role emphasizes training, operational guidance, and maintaining robust preventive maintenance across a diverse portfolio while traveling to sites as needed.

Qualifications

  • High school diploma or GED required; some college preferred.
  • Yardi software experience preferred.
  • Microsoft Office and Outlook experience required.
  • EPA, HVAC I & II, CPO and local certifications required.
  • Minimum 2–4 years full-time apartment maintenance or trade experience.
  • Valid driver’s license and current automobile insurance.
  • Basic set of hand tools.
  • Reading, communication, and computer skills in English.
  • Ability to travel and work in various locations.

Overview

The purpose of the Regional Transitional Maintenance Director is to assist in the development of CWS maintenance programs and to support, train, and provide guidance to the Maintenance Directors and assets as it relates to maintenance operations.

Reporting

Position reports to a Regional Director.

Portfolio

Portfolio: 105 properties, 30,000+ A units in North Carolina, Georgia, Texas, Colorado, Arizona, Tennessee, California, and Washington. CWS expects the portfolio to grow to 150 properties in the next seven years.

What You Will Do
  • Assist in the development of CWS maintenance programs.
  • Support, train, and provide guidance to Maintenance Directors and assets regarding maintenance operations.
  • Maintain a successful property maintenance program within the assigned portfolio.
  • Travel 100% to all properties.
  • Align with and positively influence the CWS Culture.
Safety Responsibilities
  • Ensure functionality of all fire and life‑safety systems for each property.
  • Identify, collate and store all fire and life‑safety systems in the CWS Life Safety Smart Sheet.
  • Inspect, maintain, repair and service systems to comply with local regulations and codes.
  • Implement property‑specific, CWS‑approved life‑safety preventive maintenance plans.
  • Schedule and complete annual inspections of fire and life‑safety systems.
  • Review results of third‑party inspections and develop repair scopes.
  • Ensure immediate repair of red tags and within cure period for yellow tags.
  • Conduct regular site visits to verify compliance with regulatory requirements.
  • Perform CWS Fire Life‑Safety and Property Upkeep audits yearly and follow up as needed.
Maintenance Responsibilities
  • Maintain physical assets through execution of property‑specific preventive maintenance plans.
  • Identify and store all mechanical systems unique to each property.
  • Implement property‑specific preventive maintenance plans with deadlines.
  • Inspect property to ensure compliance with plans.
  • Select and manage approved third‑party vendors for maintenance tasks.
  • Ensure compliance with CWS O&M plans for mold, radon, asbestos, and lead.
  • Report and obtain approvals for remediation over $10,000.
  • Provide training and communication on O&M plans during site visits.
  • Support on‑site teams with mold remediation questions.
Project Management
  • Develop scopes of work for fire life‑safety and preventive maintenance projects.
  • Create effective Requests for Proposal and distribute to approved vendors.
  • Review bids, provide vendor recommendation, and create contracts.
  • Supervise work, attend pre‑construction meetings, and track completion dates.
Hiring & Development
  • Conduct final interviews for new Maintenance Director candidates.
  • Match property needs to candidate skills and experience.
  • Job shadow maintenance personnel to observe service request handling.
  • Provide coaching, mentorship, and escalation of performance concerns.
Training & Academy
  • Participate as a Faculty member of CWS Academy.
  • Assist in developing training objectives, materials, and delivery.
  • Support new hire and advanced skills training on‑site, at corporate office, and via Zoom.
  • Identify skill gaps and design hands‑on maintenance courses.
Collaborations
  • Work with Training Department to identify skill gaps.
  • Coordinate with Asset Managers, Risk Managers, Regional Directors, Directors of Facilities and CAPEX.
  • Escalate concerns to appropriate department heads.

Work Environment

Work performed in office and field environments within residential apartment communities. May involve outdoor weather, maintenance shops, construction areas, chemicals, dust, and other maintenance conditions.

Physical Requirements

Requires frequent walking, climbing stairs, accessing maintenance areas, standing, bending, reaching, occasional lifting up to 50 pounds, inspecting property conditions, operating equipment, and responding to emergencies.
