Job summary

Civitas Senior Living is seeking a Regional Maintenance Specialist to support multiple communities with day-to-day upkeep, safety, and repairs. You will train staff, assist during emergencies, and coordinate with site leaders to maintain facilities across the region.

The role requires 3+ years in property maintenance, strong HVAC/Electrical/Plumbing skills, and travel to sites as needed. Weekend availability may be required to cover communities.

Qualifications

  • Education: High school diploma or equivalent required; trade training in HVAC, electrical, or plumbing preferred.
  • Experience: 3+ years in property maintenance or as a Maintenance Director.

Responsibilities

  • Perform daily walkthroughs of residences, grounds, and parking areas to check upkeep, safety, and equipment operation.
  • Review Tasks, Work Orders, and Unit Turns daily and complete accordingly.
  • Complete Monthly Maintenance Scorecard.
  • Troubleshoot equipment problems to determine required repairs.
  • Complete maintenance and repairs for building, grounds, and equipment in a timely manner.
  • Maintain expenses for parts and review costs before purchasing with the Executive Director.
  • Work with the Executive Director to manage the monthly budget.
  • Schedule maintenance and bids for work outside of scope.
  • Prepare bid proposals and submit to the Executive Director for outside contractors/vendors.
  • Coordinate and oversee outside vendors to ensure timely and contracted completion.
  • Perform regular checks of building and safety systems and equipment.
  • Maintain records of repairs, preventive maintenance, warranties, and inspections.
  • Present a professional attitude when interacting with residents, customers, and staff.
  • Perform other duties as assigned by the Executive Director.
  • Complete projects outlined by Corporate Asset Management Team (make-readies or special construction).
  • Complete Community Assessments for Tasks, Work Orders, and Unit Turns.
  • Train new Maintenance Directors.
  • Provide assistance during emergencies (natural disasters, floods, extreme heat).
  • Be available on weekends as needed.

  • Experience: 3+ years in property maintenance or as a Maintenance Director (senior living or multifamily experience a plus).
  • Skills:
    • Strong working knowledge of HVAC, electrical, plumbing, and building systems.
    • Ability to troubleshoot and independently prioritize repair needs.
    • Experience training and mentoring maintenance staff.
    • Strong organizational skills to support multiple communities.
    • Valid driver's license and ability to travel, including overnight stays.

This position may require overnight stays and regional travel when covering communities or working on projects, subject to our travel and remote work policy.
