Job summary

Qualifications

  • 3–5 years of maintenance supervisory or management experience in multi‑family properties.
  • Experience coordinating across multiple properties or locations.
  • Strong communication, leadership, and organizational skills.
  • Ability to lift up to 60 pounds and work in varying environments.
  • EPA Type I and II certification required.
  • Valid driver’s license and automobile insurance.

Responsibilities

  • Oversee day‑to‑day maintenance across an assigned regional portfolio.
  • Provide leadership and coaching; coordinate third‑party vendors.
  • Implement and reinforce maintenance policies and preventive programs.
  • Ensure properties are clean, safe, and operational; address deficiencies.
  • Monitor regulatory compliance and escalate concerns to leadership.
  • Conduct regular property inspections and act on findings.
  • Coordinate vendor performance, service requests, inventory, and schedules.
  • Monitor turnovers and ensure timely maintenance meets quality standards.
  • Provide input on regional operating and capital needs and budget priorities.
  • Track maintenance expenses and escalate significant costs.
  • Support recruiting, onboarding, training, scheduling, and evaluations.
  • Reinforce safety procedures and assist during emergencies.
  • Perform additional duties as assigned.

Given ongoing construction and development plans, our current apartment portfolio of 6,000 plus units is expected to double in the next couple of years and rise to over 12,000 units in the next five years. Regional Maintenance Manager

We are seeking an experienced Regional Maintenance Manager to support the Director of Residential Maintenance in overseeing maintenance operations across an assigned group of multi‑family residential properties.

This would be for various areas in Central Jersey to include but not limited to Matawan, Neptune, East Brunswick, Oldbridge etc.

Position Summary

This position is responsible for the day‑to‑day oversight and support of maintenance operations within an assigned region.

The Regional Maintenance Manager works closely with property leadership and maintenance teams to ensure properties are safe, well maintained, and operating in accordance with company standards.

This role provides field leadership, coaching, inspections, troubleshooting, vendor coordination, and follow‑through on maintenance initiatives established by the Director of Residential Maintenance.

Director of Residential Maintenance

Key Responsibilities
  • Oversee day‑to‑day maintenance performance across an assigned regional portfolio and report significant issues, trends, and opportunities to the Director of Residential Maintenance.
  • Provide direct leadership, coaching, and support to assigned maintenance personnel and coordinate the work of third‑party vendors. Partner with property managers regarding staffing and performance matters.
  • Implement and reinforce maintenance policies, procedures, and preventive maintenance programs established by the Director of Maintenance.
  • Ensure assigned properties are maintained in a clean, safe, and operational condition and promptly address deficiencies with the appropriate property teams.
  • Monitor compliance with applicable local, state, and federal laws, regulations, safety requirements, and company standards, escalating material concerns to the Director of Residential Maintenance.
  • Conduct regular property inspections, document findings, establish follow‑up priorities, and work with on‑site teams to improve maintenance performance.
  • Coordinate vendor performance, service requests, inventory levels, and maintenance schedules within the assigned region, while escalating significant vendor or service issues.
  • Monitor apartment turnovers and ensure maintenance work is completed timely and meets company quality standards.
  • Provide input to the Director of Residential Maintenance regarding regional operating and capital needs, major repairs, replacements, and budget priorities.
  • Monitor regional maintenance expenses, review significant repair costs, and escalating budget concerns or unplanned expenditures to the Director of Residential Maintenance.
  • Support recruiting, onboarding, training, scheduling, coaching, and performance evaluations for maintenance personnel in partnership with property leadership and the Director of Residential Maintenance.
  • Reinforce safety procedures, emergency response plans, and risk management practices and assist property teams during maintenance‑related emergencies.
  • Perform additional duties as assigned by the Director of Residential Maintenance or executive leadership.
Qualifications
  • College degree preferred; relevant technical training, certifications, or equivalent maintenance experience may be considered.
  • Minimum of 3-5 years of maintenance supervisory or management experience in multi-family property management, building maintenance, or facility management.
  • Experience supporting maintenance operations across multiple properties or locations preferred.
  • Strong communication, leadership, and organizational skills.
  • Ability to prioritize maintenance needs, coordinate vendors, control expenses, and effectively manage day-to-day regional maintenance operations.
  • Ability to use general office equipment and maintenance tools.
  • Ability to lift up to 60 pounds and work in various physical environments when necessary.
  • Valid driver’s license and automobile insurance required.
  • EPA Type I and Type II certification required.
  • Additional certifications or licenses may be required depending on state or local regulations.
