Job summary

RPM Living is seeking a Regional Facilities Manager in Dallas to oversee maintenance operations across multi-family communities. You will drive preventative maintenance programs, ensure safety compliance, and partner with leadership to align maintenance goals with ownership targets.

Qualifications

• 5+ years experience as a Service Manager in the multi-family industry
• Experience creating SOPs and training
• Yardi knowledge and MS Office including Excel
• EPA certification and CPO
• EPA proctor or Certified Pool Instructor preferred

Responsibilities

• Work with Director of Facilities Maintenance to develop a best-in-class maintenance program
• Provide technical and operational support to maintenance and operations teams
• Coordinate with Regional VP and management to meet ownership goals including revenue and cost control
• Ensure turn-key and service operations run efficiently and safely
• Implement preventative maintenance, audit properties for policy compliance
• Identify life-safety hazards and provide corrective actions
• Ensure compliance with OSHA, EPA, NFPA, and building codes
• Assist in recruiting and onboarding maintenance staff and provide training
• Conduct hands-on maintenance training for associates

The Ancillary and Facilities teams provide the structure and support that allow associates to deliver excellence with confidence and ensure that every community feels like home. We simplify Due Diligence, Transitions, Utilities, Facilities services, and Capital Management and strengthen Vendor partnerships so associates feel supported, clients feel confident, and residents feel at home.

Position Summary

The Regional Facilities Manager is responsible for the performance of maintenance operations of multi-family properties including oversight of physical condition of all communities, coordination of all preventative maintenance programs, evaluation of programs, employee safety, oversight of maintenance policies and procedures for properties under his/her supervision.

Responsibilities

• Work in conjunction with the Director of Facilities Maintenance in developing a best in class maintenance program
• Provide technical and operational support to maintenance and operational teams and create operational efficiencies and ensure maintenance performance standards are met
• Work directly with the Regional Vice President and the Regional Management team to implement company and ownership goals for each property including maximizing revenue and controlling expenses
• Ensure the turn-key and service operations operate efficiently and effectively
• Implement RPM's preventative maintenance program, report, review and improve Inspect and audit properties to verify they are following company policies and procedures
• Troubleshoot and take the lead on larger maintenance-related issues Identify life-safety, employee safety and physical hazards on-site and provide corrective solutions
• Ensure properties are operating in accordance with all federal, state, and local requirements, including but not limited to OSHA, EPA, NFPA, electrical and building codes
• Ensure compliance with company safety policies and identifying and remediating safety hazards
• Assist in recruiting, interviewing, and on-boarding maintenance teams and developing a mentoring program
• Ensure maintenance team members complete required training and assist in developing and facilitating additional training
• Conduct hands on maintenance training classes for all maintenance associates

Education And Experience

• Must have proven organizational training skills
• 5+ years experience as a Service Manager in the multi-family industry
• Experience creating SOPs and training preferred
• Yardi knowledge and MS OFfice experience including Excel
• EPA certification and CPO
• EPA proctor or Certified Pool Instructor preferred

Qualifications

Physical Requirements:

• May be required to sit or stand for extended periods of time
• Must be able to read documents, computer screens and data
• Must be able to hear and understand verbal communications in person and over the phone or computer
• May occasionally be required to lift or carry items such as files or office supplies weighing up to 15 pounds
• Must be able to operate a computer, keyboard, mouse and other office equipment

Work Environment

• This is an onsite role requiring the associate to work from our Dallas office or visit properties 5 days per week
• The office is an open setting which may include bright lights, constant noises and distractions
