Job summary

Dominium is seeking a Regional Maintenance Manager to oversee maintenance across multiple markets in Nashville. You will lead maintenance teams, develop preventive maintenance plans, and drive cost-effective, safe operations across properties.

The role demands strong leadership, extensive HVAC and repair skills, and willingness to travel between markets. This is a high-impact position with opportunities for growth within Dominium's affordable housing portfolio.

Qualifications

  • Bachelor’s degree or comparable relative experience; technical school training preferred.
  • Seven to ten years progressively responsible maintenance experience with prior supervisory experience
  • Extensive experience with multiple building types, including mid-rise, high-rise, townhomes, etc.
  • High level of proficiency with all HVAC system types
  • Demonstrated expertise in carpentry, plumbing, electrical, and general repair.
  • CPO (Certified Pool Operator) if required on site.
  • REAC or HUD experience
  • Excellent communication skills in English, both oral and written; bilingual (Spanish) preferred.
  • Ability to work independently and travel between markets and the corporate as needed.
  • Valid drivers’ license, ability to drive and insurance required.

Responsibilities

  • Leads, mentors and trains Regional Maintenance Specialist and contractors as well as providing guidance to less experienced maintenance staff on site.
  • Develops and schedules comprehensive preventive maintenance plans for all properties to ensure optimal functionality and longevity of assets.
  • Analyzes service requests and recurring work orders to identify cost-saving opportunities and implement strategic maintenance solutions.
  • Identifies training needs for site maintenance personnel, recommends appropriate training programs, and ensures implementation to enhance team skills and performance.
  • Promotes a safe working environment by enforcing the Dominium Safety Program. Monitors, identifies, and reports unsafe acts and conditions, and implements necessary changes.
  • Assigns necessary personnel needed to properly manage and maintain the community for routine maintenance and emergency coverage, with prior approval from the Community Manager or Regional Manager.
  • Conducts regular inspections of properties to ensure maintenance standards are consistently met and maintained.
  • Ensures all maintenance activities are thoroughly documented by maintaining biannual or as-needed site inspection forms.
  • Standardizes maintenance shops, supply inventories, and personal protective equipment across all sites to ensure consistency and efficiency.
  • Provides strategic maintenance support for new property acquisitions and ensures successful integration of new properties.
  • Utilizes data to monitor and manage maintenance performance across markets, identifying trends and implementing improvements.
  • Ensures sites adhere to the national purchase programs.
  • Audits property condition, preventive maintenance, and maintenance policy adherence biannually.
  • Attend mock owner walk of the initial unit and provide feedback to the Lease Up RM and DCAS.
  • Check in with the Lease Up RM once ownership walks are scheduled and provide support as needed.
  • Attend at least one ownership walk of a section of the site and units.
  • Be available for OAC calls and provide support to the Lease Up RM.
  • Be available when requested to walk the site with DCAS.
  • Assist with Maintenance Team hiring interviews.
  • Attend the training with the GC, subcontractors, and site team, and document where the information is stored.
  • Order supplies from the Shop Start Up List; send to the site/RM for any adjustments needed, finalize, and work with the Lease Up RM for ordering.
  • Assist with shop installation.
  • Assist in tracking the completion of incomplete warranty items along with the Site Team and DCAS.
  • Attend the 11-month warranty walk as requested.
