Job summary

Herc Rentals is seeking a Real Estate Manager to oversee and improve a portfolio of approximately 350 locations across North America, and to source new sites to support the company’s growth strategy.

You will lead market research, negotiate leases, coordinate with legal teams, and manage branch openings and closures, drawing on seven+ years in a fast-paced corporate real estate environment.

Qualifications

• Bachelor's degree in a closely related field is required.
• Minimum of seven years of experience in a fast-paced corporate real estate environment in a deal making/negotiating capacity.

Responsibilities

• Communicate objectives and strategies to broker partners and manage broker and developer networks.
• Conduct Market Research and Site Selection for new branches.
• Negotiate and draft Letters of Intent for proposed deals.
• Prepare market rent comparison analyses.
• Evaluate compliance with zoning, permitting and use regulations.
• Prepare site approval packages for Real Estate Committee meetings.
• Negotiate and review leases and extensions and coordinate with legal and senior management.
• Coordinate acquisition transactions, appraisals, titles, surveys, brokers and purchase agreements.
• Partner with legal teams to finalize lease agreements.
• Support real estate acquisition transactions as needed.
• Coordinate with construction and other departments during branch openings.
• Monitor key lease dates and expirations.
• Manage branch closures and turnover to landlords.

Job Purpose

The Real Estate Manager is responsible for ongoing management and improvement of Herc Rental’s Real Estate portfolio of approximately 350 locations throughout North America and sourcing new locations to support the company’s strategic growth plan.

What you will do

• Communicate objectives and strategies to broker partners, ongoing management of broker and developer network
• Conduct Market Research and Site Selection for new Herc Rentals branches
• Negotiate and draft detailed Letters of Intent for proposed deals
• Prepare market rent comparison analysis
• Evaluate compliance with local zoning, permitting & use regulations, and requirements
• Prepare comprehensive site approval packages for presentation at monthly Real Estate Committee (REC) meeting.
• Negotiation and review of new leases and lease extensions, including coordination between legal counsel, Herc Senior Management, and landlord
• Execute Strategy for purchase and sale of Real Estate as needed, coordinate Appraisals, Title, Surveys, Brokers, Purchase & Sale Agreements, Due Diligence
• Partner with in-house and outside legal teams to finalize lease agreements.
• Support real estate acquisition transactions, as needed
• Coordinate with construction and other departments through branch opening
• Monitoring Key Lease Dates – expirations, option notices, termination notices
• Manage Branch Closures, coordinate facility turnover to LL, as needed

Requirements

• Bachelor’s Degree in closely related field, preferably in real estate, marketing, management, or related business discipline
• Minimum of seven years of experience working within a fast-paced corporate real estate environment in a deal making/negotiating capacity

Pay Range:

$100,000 - $130,000
