Responsibilities

  • Origination, structuring and underwriting of secured real estate financing transactions.
  • Prepare and document new deal execution materials (information memoranda, credit agreements, bank presentations).
  • Assist in deal origination/modeling/structuring; evaluate new transactions for quality.
  • Prepare deal screening memos, credit applications, risk ratings, and supporting materials.
  • Conduct market research on macro and micro levels for property types and markets.
  • Coordinate engagement of third-party vendors (legal, valuation, engineering).
  • Perform client due diligence checks and loan closing support.
  • Develop cash flow and real estate analysis models for potential deals.
  • Assess internal risk ratings and run return models for transactions.
  • Support portfolio management and reporting for in-process and closed deals.

Job description

Summary of Responsibilities

The Associate will be part of the team responsible for the origination and structuring of secured real estate financing transactions for BBVA’s U.S. client base. Analyze and evaluate credit worthiness of real estate and data center loans through detailed cash flow modeling and market analysis. Required tasks include, but are not limited to review of offering memorandums, financial and operating statements, sponsorship transaction history, real estate market information, cash flow modeling, loan structuring, and credit and management memorandum preparation.

Preparation and documentation management for new deal execution including information memoranda, credit agreements, and bank meeting presentations, under the direction of senior members of the team.

  • Assist in the new deal origination/modeling/structuring process for the real estate finance team.
  • Evaluate new transactions to determine the quality of each opportunity.
  • Assist in the preparation of deal screening memos, credit applications, risk ratings, and other supporting materials required during the approval process.
  • Conduct market research on a macro and micro level for various property types, markets and submarkets.
  • Coordinate the engagement of third party vendors (legal, valuation, engineering, etc.)
  • Assist with customer due diligence / know your customer checks on new clients transactional due diligence, and loan closing process.
  • Prepare detailed cash flow and real estate analysis models complete with deal, market, and industry information for the analysis of potential new business.
  • Assessing BBVA’s internal risk rating, as well as running return models for each transaction.
  • Portfolio management and information reporting on in process transactions and closed deals, including interaction with finance on fee recognition
  • Loan approval, closing, and booking for transactions booked in NY using internal processes and systems, working with various teams to book transactions
  • Maintain and update various sizing and structuring models to provide efficient and transparent analysis and feedback on new deals to originators, relationship managers, and credit risk as deals progress through the structuring and closing process.
  • Maintain various databases to track origination and market color: pricing, structure, leverage, etc.
  • Interact closely with the syndication team, as applicable.
  • Participate in periodic site inspections.
Level of Complexity and Risk Involved

Moderately complex responsibilities, with a critical component being the underwriting of real estate loans, due diligence, and preparation of credit memoranda.

Scope of Duties:
  • Interaction with other teams within the BBVA Group
  • Maintenance of internal reports and their distribution to the appropriate areas
  • Loan market updates and data management
  • Understanding and development of financial modeling, financial statement analysis
  • Oral and written presentations for client marketing and internal purposes
  • Client meeting participation when practical
  • Preparation and monitoring of the loan closing process
  • Loan booking on the Bank’s loan servicing tool
  • Identification and use of research and tools

With respect to this position in our New York Office, the expected base salary ranges from $120,000 to $135,000. It is not typical for offers to be made at or near the top of the range. Salary offers are based on a wide range of factors including relevant skills, training, experience, education, and, where applicable, certifications obtained. Market and organizational factors are also considered. In addition to salary and a generous employee benefits package, successful candidates are eligible to receive a discretionary bonus.
