The Three Sixty Real Estate Solutions LLC is seeking a Property Caretaker to handle day-to-day curb appeal, cleaning, and resident service for our communities in Wisconsin. The role emphasizes high standards of appearance, timely maintenance, and positive interactions with prospective and current residents.

Starting pay ranges from $18 to $19.50 per hour, depending on experience, with benefits including a 401(k) match, wellness reimbursement, PTO, clothing allowance, and training opportunities.

Qualifications

• Excellent communication, analytical, and problem-solving skills.
• Experience in cleaning or property management is a plus.
• Ability to work independently and meet self-initiated deadlines.
• Must have a valid driver’s license and proof of insurance.

Responsibilities

• Property Appearance: maintain buildings and spaces to a high standard of care.
• Customer Service and Relationship Management: coordinate tenant work orders and foster relationships with tenants, staff, and vendors.
• Groundskeeping and Landscaping: oversee lawn care, weed control, and vegetation management.
• Winter Maintenance: snow/ice removal and salt application.
• Apartment Turnover: ready units for new residents, including cleaning and painting.
• Emergency Response: respond to after-hours calls as assigned.

Summary of Role

The Three Sixty Property Caretaker position will be responsible for the day-to-day curbside appeal, cleaning, and customer service
for prospective and current residents.

Key Responsibilities

1. Property Appearance:

• Maintain the physical assets (buildings and spaces) to a standard of care that emphasizes high quality, continuous improvement, and high performance.

• Work independently to achieve the level of quality in appearance as directed by the Property Manager, Director of Property Management, and/or Leadership Team.

• Ensure thephysicalappearance of the property is always welcoming and clean by picking up and disposing of all garbage and sweeping and/or vacuuming common spaces.

2. Customer Service and Relationship Management:

• Complete and/or coordinatetenantwork orders in a prompt, efficient, successful, and positive manner.

• Foster andmaintainall critical relationships (tenants, co-workers, vendors, etc.) to a high degree of customer satisfaction.

3. Groundskeeping and Landscaping:

• Oversee all lawn care, landscaping, mowing, and vegetation control for the properties, either by supervising contractors or by performing the work.

• Weed controlinlandscaped areas and pavement around the properties.

• Fertilizer application and weed control on the lawn areas.

4. Winter Maintenance:

• Snow and ice removal from all entryways, sidewalks, parking lots, and other areas as directed.

• Apply salt in parking lots and on sidewalks as needed to prevent hazardous conditions.

• As needed during winter months, keep snow and ice from accumulating on sidewalks, entryways, parking lots, and other areas as directed.

5. Apartment Turnover:

• When a resident vacates the apartment, make it ready for showings and a new resident, including painting,floor cleaning, and general cleaning.

6. Emergency Response:

• Answer and respond to after-hours emergency callsas assigned

Candidate Requirements

• Demonstrate excellent communication, analytical, and problem-solving skills.

• Experience in cleaning orproperty managementis a plus.

• Demonstrated ability to work independently and be a self-starter,meeting self-initiated deadlines.

• Exercisesuccessfuljudgment to make decisions thatbenefitthe residents, property owners,and fellow employees.

Physical Demands

• Must be able to lift 50 pounds

• Must be physically able to bend,move,and perform manual labor tasks regularly
