Job summary

Dominium Development seeks a Development Analyst to support multifamily real estate development and acquisition projects from opportunity through construction and stabilization. You will work with small teams on financial modeling, financing, due diligence, and asset transition.

You will gain exposure to LIHTC, debt/equity financing, architecture, entitlements, construction, and property operations, communicating issues and moving projects forward through the development lifecycle.

Qualifications

• Bachelor’s degree in Real Estate, Finance, Economics, Accounting, Engineering.
• Previous experience in real estate development, acquisitions, private equity, investment banking, lending, finance, or a related field is required.
• Advanced proficiency in Microsoft Excel, with the ability and aptitude to develop and interpret financial models.
• Strong quantitative, mathematical, analytical, and problem-solving skills.
• Ability to manage multiple active projects, competing priorities and deadlines effectively.

Responsibilities

• Assists in sourcing development and acquisition opportunities through relationships with brokers and other market participants.
• Underwrites multifamily investments across new construction, acquisition/rehabilitation, historic rehabilitation, portfolio acquisitions, GP buyouts, and distressed opportunities.
• Builds and maintain financial models, including development pro formas, cash flow projections, sensitivity analyses, capital structures, and return analyses.
• Evaluates market fundamentals, rents, expenses, construction costs, financing assumptions, and investment returns.
• Prepares analysis and materials supporting the presentation of investment opportunities to Dominium's Investment Committee.

POSITION SUMMARY: The Development Analyst supports the execution of multifamily real estate development and acquisition projects from initial opportunity through construction, stabilization, and final conversion. Working within small project teams alongside Development Associates and Project Partners, this position performs financial analysis, supports the structuring and closing of project financing, coordinates due diligence and entitlement activities, and assists with construction oversight and asset transition.

The Development Analyst develops broad working knowledge across acquisitions, financial modeling, Low-Income Housing Tax Credits (LIHTC), debt and equity financing, architecture, civil engineering, entitlements, construction, and property operations. The successful candidate will demonstrate strong analytical ability, take ownership of assigned workstreams, identify and communicate potential issues, and help move projects forward throughout the development lifecycle.

ESSENTIAL FUNCTIONS:

• Assists in sourcing development and acquisition opportunities through relationships with brokers and other market participants
• Underwrites multifamily investments across new construction, acquisition/rehabilitation, historic rehabilitation, portfolio acquisitions, GP buyouts, and distressed opportunities
• Builds and maintain financial models, including development pro formas, cash flow projections, sensitivity analyses, capital structures, and return analyses
• Evaluates market fundamentals, rents, expenses, construction costs, financing assumptions, and investment returns
• Prepares analysis and materials supporting the presentation of investment opportunities to Dominium's Investment Committee

Structure and Execute Financing

• Works with Dominium's Capital Markets team to secure construction and permanent debt, tax credit equity, and other sources of capital
• Assists with LIHTC, historic tax credit, and other financing or development applications
• Coordinates lender, investor, and third-party due diligence through closing
• Analyzes financing alternatives and understand how changes in debt, equity, rates, costs, and operating assumptions affect project feasibility and returns

Manage Design, Entitlements & Construction

• Works directly with architects, civil engineers, attorneys, contractors, municipalities, and other consultants throughout the development process
• Helps manage zoning, entitlements, permitting, design, and other preconstruction milestones
• Participates in construction oversight with contractors and project managers, tracking schedule, budget, and key project risks
• Attends site visits and project meetings to monitor progress, resolve issues, and understand how decisions made during underwriting translate into the built project

Complete & Transition the Asset

• Helps manage projects through construction completion, lease-up, stabilization, and permanent loan conversion
• Coordinates post-closing and tax credit milestones, including 8609s, final tax credit delivery, equity installments, and other investor and lender requirements
• Ensures outstanding development obligations are completed, and the property is successfully transitioned into long-term operations

QUALIFICATIONS: (Knowledge, Skills, Abilities, Education, Training and Experience.)

• Bachelor’s degree in Real Estate, Finance, Economics, Accounting, Engineering, or another analytical or related field.
• Previous experience in real estate development, acquisitions, private equity, investment banking, lending, finance, or a related field is required. Experience may be gained through internships or professional employment.
• Previous participation in real estate clubs, organizations, coursework, internships, or other relevant activities is preferred.
• Advanced proficiency in Microsoft Excel, with the ability and aptitude to develop and interpret financial models.
• Proficiency in Microsoft Office applications, including Word, PowerPoint, and Outlook.
• Strong quantitative, mathematical, analytical, and problem‑solving skills.
• Strong attention to detail and the ability to produce accurate, high-quality work.
• Ability to manage multiple active projects, competing priorities and deadlines effectively.
• Strong organizational skills and the ability to take ownership of assigned responsibilities.
• Ability to communicate clearly and professionally with internal teams, senior leaders, and external business partners.
• Ability to learn unfamiliar areas of real estate development and work through complex financial and operational issues.
• Ability to work independently with minimal supervision while exercising sound judgment regarding when to seek guidance or elevate an issue.
