Job Role Summary

The Real Estate Construction Project Manager leads the planning, design, execution, and closeout of real estate, construction, renovation, and capital improvement projects across Health & Hospital Corporation facilities. Acting as the owner’s representative, this position coordinates internal stakeholders, consultants, contractors, and regulatory agencies to ensure projects are completed safely, efficiently, within budget, and in alignment with organizational, operational, and regulatory objectives. The position supports facility transformation efforts that improve patient care environments, staff workspaces, and overall facility performance.

Day in the Life:

Each day involves balancing project planning, stakeholder coordination, budget oversight, and active construction management. The Project Manager may attend design meetings, review project schedules and financial performance, visit construction sites, coordinate with contractors and consultants, and work with operational leaders to ensure facilities support the organization’s strategic and healthcare delivery goals.

Project Planning, Design, and Construction Management — 40%

  • Lead construction, renovation, real estate, and capital improvement projects from project initiation through closeout.
  • Develop project scopes, design requirements, schedules, budgets, and construction specifications.
  • Coordinate project activities with architects, engineers, contractors, consultants, and internal stakeholders.
  • Monitor project progress, quality standards, safety requirements, and schedule performance.
  • Coordinate project closeout activities, occupancy planning, relocations, and facility activation.
  • Conduct site visits to verify construction progress and adherence to project requirements.

Stakeholder, Vendor, and Contract Management — 25%

  • Serve as the primary liaison between internal departments, contractors, architects, consultants, vendors, and regulatory agencies.
  • Manage communication among project stakeholders to ensure alignment on project goals, timelines, and expectations.
  • Assist with procurement activities, consultant selection, bid evaluation, and contract administration.
  • Support acquisition, leasing, and disposition activities as assigned.
  • Assist with community and public relations activities related to projects.

Financial and Capital Project Management — 20%

  • Develop and monitor project budgets, schedules, and financial performance.
  • Review project expenditures, invoices, change orders, and contractual obligations.
  • Maintain project financial tracking and reporting documentation.
  • Support capital planning efforts and project prioritization activities.
  • Ensure effective stewardship of project resources and expenditures.
Associated Job Duties

Facilities Planning, Compliance, and Operational Support — 15%

  • Support facility planning and space utilization initiatives.
  • Ensure projects comply with applicable healthcare regulations, building codes, safety requirements, and organizational standards.
  • Promote sustainability, quality improvement, and regulatory readiness in facility design and construction activities.
  • Participate in committees, planning groups, and organizational initiatives supporting facility operations.
  • Perform limited administrative support activities for Real Estate and Facilities Services leadership.

Maintain confidentiality regarding strategic facility, operational, and capital planning initiatives.

Participate in meetings, committees, and special projects supporting organizational goals.

Provide regular project updates to leadership and key stakeholders.

Support emergency facility response activities as assigned.

Qualifications

Education

Required: Bachelor’s degree in Architecture, Interior Design, Construction Management, Engineering, or a closely related field.

Preferred: Professional certifications related to project management, construction management, architecture, or healthcare facility planning.

Equivalency: Significant directly related project management experience may be considered in lieu of specific degree concentration requirements.

Experience

Required: Minimum five (5) years of progressively responsible experience in project development, facility planning, design, construction, or project management.

Preferred: One (1) to three (3) years of healthcare facility, healthcare construction, or owner-representative experience.

Licenses/Certifications Required

Preferred: Project Management Professional (PMP), Certified Construction Manager (CCM), LEED Accreditation, Registered Architect, or similar credential.

  • Proficiency with AutoCAD, Revit, and related project visualization software.

Hazardous Material Handling, Storage, and Disposal

  • Combination of office, healthcare facility, and active construction site environments.
  • Frequent travel between HHC facilities and project locations.
  • Regular walking, climbing, and access to active construction areas.
  • Exposure to noise, dust, dirt, weather conditions, and construction-related hazards.
  • Must utilize appropriate PPE and comply with all applicable safety requirements.
  • May be required to respond to urgent facility or construction-related issues outside normal business hours.
