Job summary

Capital Vacations is seeking a Maintenance Manager to lead resort maintenance teams across exterior care, buildings, and pool facilities. You will supervise trades, coordinate with vendors, and ensure safety standards are met to support an exceptional guest experience.

The role requires experience in resort maintenance, strong leadership, and knowledge of electrical/plumbing systems, with duties including planning, inventory, and weekend coverage.

Qualifications

  • Must have a valid driver’s license and proof of insurance.
  • Experience in a manager-level resort maintenance role.
  • 1–2 years in building and facilities maintenance.
  • Knowledge of electrical and plumbing systems.

Responsibilities

  • Plan, prioritize, train, supervise, and review maintenance staff.
  • Oversee maintenance and custodial duties for exterior care and facilities.
  • Lead swimming pool maintenance including electrical, pump, filtration, and plumbing systems.
  • Coordinate with outside vendors to minimize guest disruption.
  • Serve as contact for Fire Safety, Water Safety, and Employee Safety inspections.
  • Maintain organized work area and update property management records.
  • Lead weekend MOD rotations and monthly inventory tasks.
  • Direct painting, electrical, plumbing, waste management, and landscaping tasks.
  • Inspect work for completeness and assign tasks to team members.

The Maintenance Manager plans, prioritizes, trains, supervises and reviews the work of staff responsible for performing maintenance services inclusive of the full range of custodial duties related to the exterior care, maintenance, and cleaning of buildings and facilities as well as waterpark maintenance.

  • Coordinates work with outside vendors to have the least interference with the guest experience
  • Supervises and maintains the upkeep of the property
  • Serves as the main source of contact for inspection agencies including Fire Safety, Water Safety, and Employee Safety
  • Maintains an organized work area
  • Participates in the weekend MOD program
  • Completes monthly inventories and sets par levels with Resort Manager’s approval
  • Supervises and performs maintenance and repair work on swimming pool facilities and related mechanical equipment, including electrical, pump and filtration, and plumbing systems
  • Supervises maintenance of chemical balances and the related chemical testing and injection systems
  • Supervises and assigns the work of maintenance employees
  • Inspects work for completeness
  • Provides direction and assignments to employees and maintains property management data book
  • Determines material, equipment, and supplies necessary to complete tasks
  • Orders all supplies promptly to complete projects
  • Assigns all painting, electrical and plumbing issues, waste management and landscaping duties to employees to complete with all units
  • Performs a variety of skilled work in the maintenance, repair, and upkeep of resort buildings and units, including carpentry, plumbing, filter maintenance, and light fixture maintenance
  • Performs general repairs as needed, such as painting, patching walls, security hardware, and landscaping
  • Maintains swimming pool during the summer season
  • Coordinates or installs, inspects, repairs and maintains the electrical, plumbing, mechanical and other related systems
  • Coordinates or inspects, operates and maintains the heating, cooling and ventilation systems
  • Coordinates and inspects major contract work on the electrical, plumbing, mechanical and other related systems
  • Performs all other duties as assigned

Here’s what you have already achieved:
  • Have a valid driver's license and proof of insurance
  • Have and maintain a good driving record clear of significant violations
  • Associate’s or bachelor’s degree in facilities/property management
  • Experience in a manager-level resort maintenance role
  • One (1) to two (2)years of experience in building and facilities maintenance
  • Certified Pool Operator (CPO) or Aquatic Facility Operator (AFO) certification
  • HVAC certification
  • OSHA certification
  • Hazardous material handling training within six (6) months of hire date
  • One (1) year experience in the care, maintenance, and repair of large, commercial, or public swimming pools and associated equipment and facilities.
  • Ability to perform maintenance duties, such as plumbing, electrical, construction, appliance repairs, painting and pool maintenance
  • Ability to multi-task and handle all maintenance issues
