Job summary

Metric Geo is seeking a Purchasing Manager to oversee purchasing and trade partner relationships for a single-family homebuilder. You will manage vendor contracts, pricing, budgets, purchase orders, and options across active communities to ensure homes are delivered on time, at target cost and quality.

You will negotiate with suppliers, source new vendors, and manage ERP purchasing systems while coordinating with Construction, Sales, Drafting, and Permitting teams.

Qualifications

• 2+ years purchasing, estimating, or construction management experience within single-family homebuilding.
• Proficient in Excel and homebuilding ERP/purchasing system.
• Strong negotiation, vendor management, and cost-control skills.
• Ability to read blueprints, plot plans, and specifications.
• Knowledge of residential construction, permitting, and building codes.
• Comfortable working both in an office and visiting active construction sites.

Responsibilities

• Negotiate contracts, pricing, scopes, and terms with trade partners.
• Source and qualify new vendors and benchmark local market pricing.
• Maintain purchasing budgets, pricing matrices, allowances, and cost controls.
• Manage purchase orders, upgrades, change orders, and documentation.
• Monitor material/labor costs, lead times, and cost variances.
• Partner closely with Construction, Sales, Drafting, and Permitting teams.
• Review plans, specifications, and scopes to ensure accurate pricing and purchasing.
• Support new community/model launches and ongoing pricing updates.
• Maintain accurate purchasing records and ensure trade partners are properly contracted and documented.
