Job summary

Titan Corp is seeking a Service (Punch) Technician to maintain and repair physical facilities within the community, ensuring safety and aesthetics for residents. The role involves making ready units for leasing, performing maintenance tasks, and providing prompt resident service.

Applicants should be able to handle heavy lifting, use a range of hand tools, and work on-call as needed. EPA certification is preferred, and weekend availability is required.

Job description

The role of Service (Punch) Technician is to assist in preserving and maintaining physical facilities and grounds within the community, so that they are safe and aesthetically appealing to residents and prospective residents. Service (Punch) Technicians must wear complete uniform with I.D. badge when working on any Titan Corp property at all times, including nights and weekends.

Essential Duties

1. Complete the “make ready” process to prepare vacant apartment homes for leasing and new move-ins by completing the pre-move-out inspection, creating a “punch” list of maintenance work needs, obtaining needed supplies, and inspecting completed work.

2. Assists in other types of maintenance as needed.

3. Provide service to residents in a prompt and professional manner.

4. Complete service requests in a timely manner.

5. Complete preventive maintenance checklist.

6. Perform on-call duty for emergency or when assigned.

7. Keep uniform and personal appearance clean and neat.

While performing the above responsibilities and assignments, you may be required to perform tasks that will require a great amount of physical exertion. Listed below are common requirements for your duties as Service (Punch) Technician for Eos:

  • Use various hand tools and test equipment; these items may vary in weight from a few ounces to 40 pounds.
  • Use a 30-pound can of refrigerant for servicing of air-conditioners.
  • Hand-carry and use a 70-pound refrigerant recovery unit.
  • Hand-carry and install air-conditioning compressors weighing from 40 pounds to 120 pounds, depending upon the size of the condensing unit
  • Hand-carry and install air-conditioning condenser units weighing 100 to 250 pounds.
  • Hand-carry and install furnace / forced air unit weighing up to 90 pounds.
  • Hand-carry and install hot water heaters weighing between 70 and 90 pounds.
  • Changing panels of glass ranging in weight from 10 to 40 pounds is require and may require the use of a ladder to accomplish the task.
  • During the course of your job, you may be involved in repairs to the building structure. You may be required to move or transport a number of different building type materials weighing several pounds to several hundred pounds
  • At certain times you may be required to perform maintenance on special equipment (i.e., exercise equipment, gas grills, golf carts, car washes, amenity areas, and security gates). All of these functions require different physical exertion and their weight depends on the particular equipment (usually in excess of 100 pounds)
  • You may be required to perform certain resident service functions or make upgrades to the apartment. An example would be to install track lighting or ceiling fans. Both duties would require the work to be done using a stepladder and require lifting with two hands.
  • In addition to the above, you will be required to lift and transport other items pertaining to maintenance (weighing up to 200 pounds) for the smooth operation of the property.

Qualifications

Special Skills Required

  • Must be people oriented with strong organizational and make-ready skills.
  • Must have a sense of pride about a job well done, be courteous and tactful, and have a commitment to quality work.
  • Must be capable of working with little or no supervision.
  • Must have EPA Certification - Type I and Type II preferred.
  • One year in a maintenance position at an apartment community or a related position.
  • Must be results oriented and a self-starter.
  • Organization skills and attention to detail are essential.
  • Must be mechanically inclined.
  • Must be able to use all types of hand and power tools, Freon recovery machinery, air conditioning gauges and vacuum pumps.
  • Must be able to work weekends and holidays.
  • Must be clean cut, neatly dressed, and wear the proper uniform each day.
  • Must have good character and background that can stand up under a thorough background check.
  • Must take and pass a drug-screening test.
  • Must take and pass an agility test.

Must be able to communicate to residents, both verbally and in writing, and receive residents' concerns in a calm and open manner.
