Reports to: Director of Corporate Assets

Position Summary

The Property & Projects Lead is responsible for the day-to-day operational oversight of assigned commercial and industrial properties, as well as real estate-related projects.

This role serves as a primary point of contact for tenants, vendors, contractors, and internal stakeholders, while supporting property operations, maintenance coordination, tenant improvements, and development-stage projects. The Property & Projects Lead plays a critical role in protecting asset value, supporting tenant satisfaction, and ensuring that property operations and projects are executed efficiently, on schedule, and within budget. The role includes on-call availability during evenings and weekends for urgent property matters and requires handling of sensitive and confidential information. This position will have access to sensitive information and will require an NDA. The Property & Projects Lead reports to the Director of Corporate Assets.

  • Serve as the primary point of contact for tenants, addressing operational requests, concerns, and access needs in a timely, friendly and professional manner. Coordinate all tenant related responsibilities and communication while remaining compliant.
  • Oversee routine, preventive, and corrective maintenance across assigned commercial and industrial properties.
  • Coordinate work performed by subcontractors, licensed technicians, and service providers. Monitor work quality, schedules, and costs to ensure timely and cost-effective execution.
  • Perform or direct minor maintenance and repair activities that do not require licensed professionals.
  • Lead execution of small to mid-sized property projects, including tenant improvements, repairs, upgrades, and operational improvements.
  • Coordinate contractors, consultants, and vendors to ensure projects are completed on time and within approved budgets.
  • Track project schedules, costs, and deliverables; identify risks and escalate issues as needed.
  • Support operational and development-stage activities for assets and initiatives under the BRV platform, including field coordination, contractor oversight support, and schedule tracking.
  • Assist senior leadership with inspections, punch lists, and project close-out activities.
  • Track operating expenses, maintenance costs, and project-related expenditures. This requires invoice review, coding, verification, and timely processing.
  • Assist with rent collection support, expense tracking, and budget monitoring.
  • Maintain organized and up-to-date property, vendor, and project documentation. Update Management on all items to tenants, properties, and projects as instructed.
  • Escalate operational risks, cost overruns, schedule delays, or compliance concerns in a timely manner.
  • Other Responsibilities as assigned by Management.
Skills
  • Strong working knowledge of commercial and industrial property operations.
  • Experience coordinating vendors, contractors, and service providers.
  • Ability to manage multiple properties and projects simultaneously.
  • Proficiency in Microsoft Office (Excel, Word, Outlook); familiarity with MS Project preferred.
  • Comfort using AI-powered tools and digital platforms to support administrative tasks, reporting, communication, document management, and workflow efficiency.
  • Working knowledge of QuickBooks or similar accounting platforms preferred.
  • Experience using property management systems such as Yardi for lease administration, tenant records, invoicing, reporting, and operational tracking preferred.
  • Ability to perform basic data tracking and operational analysis.
  • Bilingual: English and Spanish required.

Qualifications
  • Bachelor’s degree business administration, Real Estate, Construction Management, Finance, or a related field required
  • Minimum five (5) years of experience in commercial property operations, facilities coordination, real estate support, or a related field.
  • Demonstrated experience with tenant coordination, maintenance oversight, and project support.
  • Exposure to real estate development, industrial, or warehouse projects.
Other Requirements
  • Willingness to travel up to 40% of the time based on property and project needs.
  • Availability for on-call response during evenings and weekends.
  • Ability to lift up to 30 pounds and safely use ladders or step stools.
  • Must execute and comply with a Non-Disclosure Agreement (NDA).
