The JOY FM is seeking a Property Manager to oversee daily operations of a property portfolio, maximizing occupancy and resident satisfaction while maintaining property condition and compliance. Responsibilities include leasing, budgeting, vendor coordination, and reporting.
Ideal candidates bring 3+ years of PM experience, knowledge of fair housing laws, and proficiency with PM software. This role follows a Monday–Friday schedule with a generous benefits package.

Monday - Friday: 8:30 AM - 5:30 PM Job Summary: The Property Manager is responsible for overseeing the day-to-day operations of a property/portfolio to maximize occupancy, ensure resident satisfaction, maintain strong property condition, and comply with all legal, safety, and company policies. This role manages leasing, resident relations, vendor coordination, budgeting, and financial performance. Key Responsibilities: Property Operations Oversee daily property operations, including building systems coordination (HVAC, plumbing, electrical, common areas). Conduct regular property inspections and coordinate maintenance/repairs as needed. Ensure cleanliness, safety, and overall curb appeal are maintained. Leasing & Occupancy Promote the property to attract prospective residents through marketing and outreach. Screen applicants in accordance with fair housing laws and company policies. Coordinate showings, tours, and lease execution. Maintain accurate records of applications, leases, move-in/move-out dates, and occupancy status. Resident Relations Serve as the primary point of contact for resident inquiries, concerns, and service requests. Respond to issues professionally, track requests, and ensure timely resolution. Enforce community rules and lease terms consistently and fairly. Financial Management & Reporting Manage rent collection processes and support delinquency follow-up per policy. Assist with preparation of annual budgets and/or forecasts. Review monthly financial reports (as assigned) including income, expenses, and key metrics. Coordinate and track vendor invoices and reimbursements. Maintain accurate documentation for income, expenses, and operational activities. Maintenance & Vendor Coordination Coordinate with maintenance staff and/or contractors to ensure work is completed to standard and within timelines. Obtain quotes/estimates, review scope of work, and ensure proper approvals are completed. Track maintenance history and ensure warranties/permits are followed. Compliance & Risk Management Ensure compliance with local, state, and federal regulations (e.g., fair housing, habitability, safety requirements). Maintain required documentation (licenses, insurance certificates, inspections, permits). Ensure emergency procedures are followed and documented. Monitor and document compliance items (fire/life safety, inspections, etc., as applicable).
Required Qualifications: 3+ years of property management experience (or related experience) OR 5+ years of assistant property management experience. Knowledge of leasing practices, property operations, and resident management. Strong understanding of fair housing laws and tenant/landlord regulations (as applicable). Proficiency with property management software (e.g., [Yardi / AppFolio / Buildium / MRI]—or specify “required” or “preferred”). Strong organizational skills and ability to manage multiple priorities. Excellent customer service and communication skills. Preferred Qualifications CAM/property management certification (e.g., CPM, CAMT, etc.) or equivalent training. Experience managing [apartments / single-family / HOA / commercial] properties. Familiarity with budgeting, vendor management, and multi-unit reporting.
