The Opportunity

As Community Manager, you will oversee all aspects of the property's operations, balancing resident satisfaction, team development, financial performance, and regulatory compliance. Key responsibilities include:

  • Build and maintain strong relationships with property owners, senior management, residents, internal departments, vendors, and other business partners through timely and effective communication.
  • Oversee leasing activity, application approvals, lease renewals, and lease enforcement, ensuring compliance with lease terms, applicable notice requirements, and established policies and procedures.
  • Lead sales, marketing, and operational initiatives designed to achieve budgeted occupancy, maximize revenue, and strengthen resident retention.
  • Maintain a strong understanding of local market conditions and competitive trends, partnering with the marketing team to implement effective leasing and marketing strategies.
  • Oversee resident retention, renewal, and leasing programs to support occupancy goals and enhance the overall resident experience.
  • Respond to resident concerns and inquiries promptly, professionally, and with a focus on effective resolution.
  • Partner with internal departments, including Compliance, Leasing, and Accounting, and review lease packages for prospective and current residents.
  • Lead, develop, and support Resident Managers, office personnel, building staff, and leasing teams by establishing goals, managing schedules, providing guidance, and fostering a positive and collaborative work environment.
  • Recruit, train, coach, and develop a high-performing team to support efficient property operations and exceptional service.
  • Communicate and enforce company policies, procedures, and regulatory requirements, while maintaining readiness for surveys, audits, reviews, and property inspections.
  • Conduct regular property inspections to identify maintenance and operational needs, oversee building systems, and coordinate preventive maintenance, repairs, construction, and capital improvement projects in partnership with the Resident Manager.
  • Oversee construction activity for new buildings, as applicable, and coordinate with vendors and contractors to support project completion.
  • Negotiate service contracts, monitor vendor performance, and ensure contractual obligations are met.
  • Maintain after-hours availability to respond to emergencies, coordinate resources, and implement corrective action when necessary.
  • Ensure insurance requirements are satisfied, promptly report liability and property incidents to senior management, and complete all required documentation.
  • Assist with the development and management of operating budgets and forecasts, and prepare Monthly Variance Reports, Utility Consumption Reports, and other required financial and operational reporting.
  • Review income and expense trends, identify opportunities for improvement, and recommend strategies to strengthen the property's financial performance.
  • Review and process invoices through the accounts payable system and oversee vendor payments.
  • Develop resident engagement and retention initiatives that foster a welcoming community and support high levels of resident satisfaction.
  • Perform other duties and responsibilities as needed to support the successful operation of the property.
