The Apartments at Dana Village | Blair, NE Burlington Capital Properties is seeking a top-tier Property Manager to lead onsite operations at The Apartments at Dana Village, a beautiful affordable housing community in Blair, Nebraska. The property offers one- and two-bedroom apartments serving households with incomes ranging from 40% to 60% of Area Median Income (AMI). The Property Manager will oversee day-to-day operations, resident services, leasing activity, financial performance, and compliance while helping establish a welcoming, well-run community.

  • Lead the day-to-day operations while establishing efficient and effective onsite processes for a newly constructed community.

  • Oversee leasing activity, marketing efforts, application processing, resident communication, and move-in coordination.

  • Hire, direct, and lead onsite personnel while fostering a positive and professional team environment.

  • Maintain accurate and up-to-date resident files and property records, including documentation required for LIHTC compliance.

  • Apply a strong understanding of property management practices and LIHTC regulations and compliance requirements.

  • Monitor property financial performance, including rent collections, accounts payable, and accounts receivable.

  • Assist with the preparation and completion of required weekly and monthly reports.

  • Ensure property activities and reporting are completed accurately and within established deadlines.

  • Provide a high level of customer service while developing positive relationships with residents, applicants, vendors, and team members.

  • Address resident and property concerns using strong problem-solving and resolution skills.

  • Organize and prioritize multiple responsibilities while working independently and as part of a team.

  • Participate in meetings and annual manager conferences as required.


Required Skills & Experience

  • Minimum of two years of Property Manager experience required.

  • Prior supervisory experience in a management position required.

  • Minimum of three years of customer service experience required.

  • Experience with affordable housing and/or LIHTC preferred.

  • Knowledge of LIHTC regulations and compliance requirements preferred.

  • Experience with leasing, rent collections, accounts payable, and accounts receivable.

  • RealPage experience preferred, but not required.

  • Strong organizational, interpersonal, and multitasking skills.

  • Strong attention to detail and ability to maintain accurate records and documentation.

  • Excellent written and verbal communication skills.

  • Basic math and bookkeeping skills.

  • Ability to follow directives and work independently.

  • Ability to use computers and available technology to accomplish job duties.

  • Ability to communicate effectively and interact positively with residents, employees, vendors, and the general public.

  • Professional, enthusiastic, and positive attitude with strong customer service and problem-solving skills.


Physical Requirements

  • Ability to sit, stand, walk, bend, stoop, and reach throughout the workday.

  • Ability to occasionally lift and carry items weighing up to 25 pounds.

  • Ability to use standard office equipment, including computers, phones, printers, and copiers.

  • Ability to move throughout the property and access apartments, common areas, and other property locations as needed.
