Job summary

C+C Apartment Management, LLC in Brooklyn/ Bronx is seeking an experienced Property Manager to oversee building staff, operations and financial performance across our portfolio. You will collaborate with Asset Management to drive value, manage CAM allocations, and maintain compliance with housing regulations across multiple sites.

Responsibilities include CAPEX coordination, contract management, inspections, tenant services and high-level leadership.

Qualifications

  • Bachelor’s degree preferred or combination of work experience, education and professional designations/certifications.
  • Must be proficient in Microsoft Office applications.
  • Exemplary financial acumen surrounding Building Finance and PM-specific Financial Reporting.
  • Exemplary understanding of Regulatory Compliance (Rent-Stabilization/Fair Housing/Section 8, etc.).
  • Must possess Affordable Housing and/or Market Rate experience – specific to the asset they are managing.
  • Strong experience and background managing assets with shared expense allocations, CAM charge-backs and multi-entity expense management.
  • Must have project management experience.
  • Must display ability to complete tasks/projects on-time.
  • Must display superior leadership and multi-tasking abilities.
  • Ability to work with people and manage challenging administrative projects.
  • Must demonstrate exemplary customer service skills.
  • Knowledge of building systems, preferred.

Responsibilities

  • Oversee building staff and operations and overall financial performance of properties.
  • Collaborate with Asset Management and partners to drive value and control expenditures.
  • Manage retail/commercial operations per lease agreements.
  • Support L+M/C&C Community Affairs initiatives and Social Services collaborations.
  • Supervise agency inspections (REAC, MOR, API, etc.).
  • Document incidents and coordinate with L+M legal/insurance groups.
  • Oversee CAPEX projects with bidding, leveling and contract execution.
  • Review and enforce security protocols and service contracts.
  • Work from a field office within the portfolio and approve invoices.
  • Oversee scattered-site properties and escalate issues as needed.

Job description

Areas of Responsibility and Job Requirements
Positions availabel in Brooklyn & Bronx

Responsible for the oversight of building staff and operations, as well as the overall financial performance of assigned properties.

Responsibilities include, but are not limited to:

  • Works closely and collaborate with Asset Management (AM) team as well as any/all partners, stakeholders, and co-developers to drive additional value and control expenditures
  • Manages retail/commercial operations pursuant to the lease agreements
  • Collaborates and supports any/all L+M/C&C Community Affairs initiatives
  • Works closely with the Social Services team to support the at-risk residential population
  • Maintains full accountability and plays a direct role in supervising agency-specific regular inspections (i.e. REAC, MOR, API, etc.).
  • Documents, prepare incident reports, recover evidence for any/all injuries, claims, or significant incidents – working closely with the L+M legal/insurance groups.
  • Effectively manages CAPEX projects – working closely with all internal stakeholders on bidding/leveling and execution of contract docs
  • Reviews and enforces security protocols
  • Prepares and assembles service contracts – including all required bid-leveling approaches
  • Works out of a field office centrally located within their portfolio
  • Reviews and approves invoices
  • Oversees scattered-site properties and corresponding operations when applicable
  • Escalates issues and challenges up the chain when applicable
  • Bachelor’s degree preferred or a combination of work experience, education and professional designations, certifications
  • Preferred Certifications: RAM, ARM, AHM, LIHTC and CPM
Minimum Years of Experience Required:
  • 4+ years of experience in Property Management Operational role(s) at similar scale/scope properties with a college degree -or-
  • 5+ years of experience in direct GM role at similar scale/scope properties without a college degree
Additional Knowledge, Skills and Abilities:

Competencies/Essential Job Functions:

This position consists mainly of sedentary work.   • This role occasionally requires incumbent to climb, balance, stoop, stand for long periods of time, walking and/or moving about on foot to accomplish tasks particularly for long distances; moving from one work site to another or occasionally in narrow aisles, hallways, or passageways; feel and touch objects with fingers, palm, and hands, feel and touch objects with fingers, palm, and hands, lift up to 10 pounds.
  • The incumbent may occasionally be subject to environmental conditions (protection from weather conditions, but not necessarily from temperature changes.
  • The incumbent may occasionally be subject to noise sufficient to cause the worker to shout in order to be heard above the noise or vibration.
