Job summary

Willow Bridge Property Company is seeking an experienced Property Manager to lead onsite operations, overseeing leasing, budget management, and resident relations. The role requires at least 1 year of onsite property management experience, strong communication, and proficiency with MS Office and property management software.

Competitive base pay within a $110,000–$120,000 range, health/dental/vision, and 401(k) plan are offered.

Qualifications

• 1 year of onsite property management experience, including leasing and bookkeeping is required.
• Bachelor’s degree is preferred.
• Proficiency in Microsoft Office (Word, Excel) and ability to report financial information.

Responsibilities

• Manage financial performance: rents, occupancy, expenses.
• Supervise leasing programs, renewals, and resident retention.
• Handle resident relations and respond to calls/requests.
• Ensure compliance with company policies and local regulations.
• Train and supervise onsite staff; provide coaching as needed.
• Oversee leasing paperwork and service requests completion.
• Analyze monthly performance and assist with annual budgets and plans.
• Audit lease files and ensure policy adherence.
• Additional duties as assigned.

Responsibilities

• Manage the financial performance of the property by overseeing rents, occupancies and expenditures.
• Supervise resident retention, renewal and leasing programs to maintain maximum occupancy.
• Oversee resident relations, which includes taking resident phone calls, requests and concerns.
• Ensure compliance with Willow Bridge Property Company policy, as well as federal and local regulations.
• Manage, train and counsel onsite staff effectively.
• Oversee daily leasing paperwork and proper completion of service requests.
• Analyze monthly performance and budget projections, discuss strategies with the Regional Property Manager and complete annual asset business plans and budget forecasts.
• Assigns and proofs all leasing paperwork
• Audits and adheres to lease file policy with consistency
• Additional duties as assigned.

Qualifications

• A minimum of 1 year experience in onsite property management, including leasing and bookkeeping knowledge.
• High school diploma or equivalent is required. Bachelor’s degree is preferred.
• Excellent interpersonal communication skills, including the ability to motivate and lead a team.
• Proficiency in Microsoft Office (Word, Excel).
• Exposure to property management software and accounting software. Experience with Yardi is a plus.
• Ability to review, understand and report financial information.
• A comprehensive understanding of marketing techniques and budgeting.
• Able to multitask and meet deadlines in a timely and organized manner.
• Must be able to work a flexible schedule, including weekends.
• Must be able to tour the community with clients, which includes walking the property and climbing stairs.
• This role MAY require a valid driver's license.
• This role may require you to obtain a state specific license or certification.
