Job Summary
We seek a candidate with 5+ years of commercial real estate experience who is business‑and‑financial minded, customer‑centric, and able to operate in a hands‑on environment. The role requires strong leadership, management, problem‑solving and decision‑making skills, financial analysis, and direct interface with managing partners, tenants, and vendors.
Responsibilities
- Under the supervision of the Regional Manager/Portfolio Manager, manage all phases of property operation.
- Oversee day‑to‑day operations of each property, supervise staff (property management, maintenance, security, janitorial), set performance goals and ensure completion.
- Recruit, onboard, supervise, schedule, train, develop, evaluate, and discipline a team of Property Managers, Assistant Property Managers, and Property Administrators.
- Collaborate with the Lead Engineer to address building issues and repairs.
- Ensure an excellent tenant experience, organizing tenant‑relations events and distributing newsletters, memos, handbooks.
- Respond to tenant needs and coordinate prompt resolution via administrative and technical staff.
- Ensure compliance with policies, procedures, regulations, and contractual obligations.
- Conduct regular property inspections and recommend maintenance, reconditioning, and alterations.
- Coordinate and supervise vendor services and tenant move‑ins, move‑outs, and walk‑throughs.
- Review and submit tenant move‑out financials to Corporate promptly.
- Act as primary contact with property owners to meet objectives.
- Prepare and deliver accurate, timely reports, including monthly performance reports and variance explanations.
- Develop and control annual operating and capital budgets.
- Work with Property Accountants to ensure accurate monthly accruals and operating statements.
- Maintain accurate Yardi entries for new leases and amendments, and keep the rent roll current.
- Collect rent and pay expenses per lease terms.
- Prepare all required legal notices and coordinate legal action as needed.
- Review, reconcile, and analyze tenant rent and Common Area Maintenance (CAM) recovery charges.
- Ensure vacant space is market‑ready and enforce rules, regulations, and lease agreements.
- Conduct new tenant orientation.
- Develop business relationships through industry, trade, and civic organizations.
- Provide formal supervision and handle staff recruitment, selection, promotion, advancement, corrective action, termination, and performance appraisals.
- Plan and monitor staffing levels and labor utilization.
- Mentor and coach team members to develop proficiencies.
- Understand and apply all company SOPs and operating philosophies.
- Model behaviors that reflect the company’s values.
Qualifications
- Bachelor’s degree from an accredited college or university.
- Minimum of 5 years’ experience in Commercial Property Management.
- Excellent written and verbal communication skills.
- Strong interpersonal and analytical skills.
- Ability to provide efficient, timely, reliable, and courteous service to customers.
- Ability to present information and respond effectively to critical issues.
- High‑level financial analysis skills.
- Strong document comprehension and interpretation abilities.
- Problem‑solving skills with multiple options.
- Intermediate to expert proficiency in Microsoft Office, Excel, and Word.
- Commitment to values and strong business ethics.
- Bilingual (Spanish) is a plus.
Location & Compensation
Location: Commerce, CA (Onsite)
Job Type: Regular, Full‑Time
Compensation Range: $70,000 – $85,000
