Job summary

Progressive Property Group CO is seeking a highly qualified Property Manager with at least four years of hands-on experience to own a diverse residential portfolio in Colorado. You will manage owner and resident relationships, leasing, renewals, collections, maintenance oversight, and ensure compliance with Colorado landlord-tenant requirements.

The right candidate will balance large portfolios with individual owners, provide proactive reporting, and work with an assistant property manager.

Qualifications

• Minimum four years of direct, hands-on property management experience.
• Experience managing residential portfolios, including owner and resident relationships, leasing, renewals, collections, maintenance, and financial performance.
• Colorado compliance with landlord-tenant rules.

Responsibilities

• Manage a portfolio end-to-end: occupancy, renewals, delinquency, and maintenance.
• Maintain proactive owner communication and reporting.
• Monitor financial performance and ensure no balances at month-end.
• Ensure compliance with Colorado landlord-tenant laws.
• Oversee leasing, pricing, applications, and renewals.
• Collaborate with an assistant property manager on inspections and daily execution.

What you'd Manage

• A portfolio of owner accounts, end to end — occupancy, renewals, retention, delinquency, maintenance, and the owner relationship.
• Proactive owner communication. Our standard is that owners hear from us before they have to ask.
• Financial performance on your book — collections, approvals within owner limits, statement review, and no owner carrying a balance at month end.
• Compliance that would survive an audit: deposit dispositions inside the statutory window, habitability response inside Colorado's deadlines, documentation that holds up.
• Leasing on your properties — pricing, applications under written criteria, lease prep and renewals.
• Working alongside an assistant property manager on inspections and daily execution, and helping that person grow.

You'd be a great fit if

• You've spent four or more years as a property manager at a third-party management company.
• You've worked both sides — multifamily communities and scattered single-family — and you know why they're not the same job.
• You've carried a wide book: one or two clients with large portfolios alongside dozens of individual owners, at the same time.
• You're fluent in AppFolio or Yardi, not just familiar with it.
• You know Colorado's deposit rules and habitability deadlines without having to look them up.
• You have a valid driver's license, a reliable vehicle, and a driving record that qualifies for coverage under our insurance. Mileage is reimbursed.
• You've stayed somewhere. We're hiring someone we hope will be here a long time.
• No real estate license required. If you have one, great, but it isn't what we're hiring for.

Pay and benefits

• $65,000+ per year, depending on experience.
