Job summary

Linville Team Partners Investment Services seeks a Property Accountant to own the books for its portfolio of properties, handling monthly close, reconciliations, and investor reporting. You will manage accruals, rent rolls, and CAM reconciliations while coordinating with property management on budgets and forecasts.

Ideal candidates have 3–5 years of CRE property accounting experience, a Bachelor’s in Accounting or Finance, and strong Excel with Yardi/QuickBooks proficiency.

Qualifications

• Bachelor’s degree in accounting or finance.
• 3 to 5 years of commercial real estate property accounting.
• Experience with partnerships, joint ventures or funds preferred.
• Multi-entity accounting and CAM reconciliations.
• Advanced Excel; Yardi and QuickBooks preferred.
• Strong attention to detail and clear communication.

Responsibilities

• Complete the monthly close and reconciliations for each property entity.
• Record accruals, prepaids, debt service, and straight-line rent.
• Maintain the Yardi rent roll, tenant ledgers, and security deposits.
• Bill recurring charges, escalations, and recoveries per lease terms.
• Prepare CAM, real estate tax, and insurance reconciliations.
• Account for capital projects, construction in progress, and depreciation.
• Set up newly acquired properties in Yardi and QuickBooks at closing.
• Prepare monthly property financial statements, variance analysis, and cash forecasts.
• Present results in monthly asset and property management reviews.
• Build annual budgets and quarterly reforecasts with property management.
• Prepare lender reporting, covenant support, and escrow draw packages.
• Maintain investor capital accounts, TIC and joint venture interests.
• Prepare quarterly preferred return, distribution, and profit share calculations.
• Calculate and invoice property management, asset management, and EUM fees.

Linville Team Partners Investment Services acquires and operates retail, industrial, and IOS real estate across targeted eastern U.S. markets. As the Property Accountant, you will own the books for each property in our portfolio, from the monthly close and tenant billing through property and investor reporting.

Core Responsibility: Property Accounting & Monthly Close

• Complete the monthly close and account reconciliations for each property entity
• Record accruals, prepaids, debt service, and straight-line rent
• Maintain the Yardi rent roll, tenant ledgers, and security deposits
• Bill recurring charges, escalations, and recoveries per lease terms
• Prepare annual CAM, real estate tax, and insurance reconciliations
• Account for capital projects, construction in progress, and depreciation
