PROJECT SUPERINTENDENT
About the Role

At Brooks & Freund, the Project Superintendent is the leader of the job site. You are the person who sets the tone - for safety, for quality, for accountability, and for how the team shows up every day. You'll manage all on-site construction activities, direct field personnel and subcontractors, and serve as the driving force behind the safe, on-schedule, on-budget delivery of every project in your charge.

This role demands deep construction knowledge, strong leadership instincts, and someone who takes personal ownership of what happens on their site.

Key Responsibilities
Ownership
  • Manage all on-site construction activities from pre-construction through closeout.
  • Actively participate in creating and maintaining the project schedule; review weekly progress and keep the work moving.
  • Keep accurate field notes and produce daily logs, P.O.D., and subcontractor and site reports.
  • Initiate field change requests and back-charges; manage all General Conditions effectively - day labor, dumpsters, and beyond.
  • Coordinate and maintain equipment; secure the site and building at the close of each workday.
  • Maintain as-built documents on site as the project progresses.
  • Prepare and follow through on punch lists to ensure full project completion.
  • Champion the Quality Control program - own it, enforce it, and never compromise on it.
  • Ensure testing coordination is completed on time and without gaps.
Communication
  • Read and understand plans, schematics, submittals, and all construction documents with precision.
  • Conduct preconstruction meetings and produce accurate, timely meeting minutes.
  • Conduct regular safety meetings and document minutes - address hazards immediately and without exception.
  • Identify and resolve potential problems before they escalate; bring solutions, not just issues.
  • Produce daily reports and field notes that keep the full project team informed and aligned.
  • Proficiently use ProCore, MS Project, and Excel to manage, track, and communicate project status.
Relationships
  • Organize, schedule, and direct field personnel and subcontractors with clear expectations and consistent follow-through.
  • Maintain positive, professional relationships with owners, contractors, suppliers, local authorities, and the full project team.
  • Promote a culture of team communication and collaboration on site - every trade, every day.
  • Promote and model job site safety, encouraging safe work practices and correcting hazards on the spot.
  • Lead by example: your team looks to you to set the standard.
What You Bring
  • 6+ years of on-site lead Superintendent experience on ground-up multifamily projects
  • High School Diploma or GED required
  • Key competencies: communication, conflict management, and demonstrated leadership
  • Diligence, quality, and safety are non-negotiable
  • Proficiency in ProCore; MS Project and Excel experience required
  • Block and precast experience a plus
  • Successful completion of pre-employment screening
Physical Demands

This role requires the ability to consistently walk the job site throughout the day, climb permanent and temporary stairs and ladders, and occasionally lift and/or move equipment up to 75 pounds.
