SALARY RANGE: $100K - $125K

POSITION SUMMARY

We are seeking a Project Manager to join our construction team within a larger affordable housing development platform, specializing in Section 8 and LIHTC acquisition rehabilitation projects. This role is responsible for independently managing multiple projects through the pre-construction phase while coordinating closely with internal development teams, the Construction Manager, and external parties. The ideal candidate is highly organized, comfortable navigating complex regulatory and funding requirements, and able to balance cost, schedule, and scope across multiple active projects. This position requires frequent travel nationwide to support project planning, site evaluations, consultant coordination, and pre-construction activities as needed.

You will collaborate with third parties from an array of backgrounds, including property management, lending institutions, housing authorities, the insurance industry, real estate professionals, technology providers, and law firms. You will use your writing ability and verbal charisma to effectively communicate across a vast assemblage of personalities, keeping Vitus’ priorities front and center while building relationships to foster Vitus’ growth.

POSITION SPECIFIC RESPONSIBILITIES
  • Manage 10+ projects at a given time through pre-construction phases, including design, permitting, and bidding
  • Serve as the primary point of contact for architects, engineers, and consultants on assigned projects
  • Coordinate architects, engineers, and consultants to deliver complete, code-compliant construction documents
  • Develop and manage pre-construction budgets, cost estimates, and value engineering efforts
  • Create and track schedules aligned with funding, permitting, and construction start to close milestones
  • Lead cost-focused analysis of project budgets, estimates, and value engineering opportunities
  • Ensure compliance with LIHTC, HUD, state, and local funding requirements
  • Identify risks related to cost, scope, and schedule and recommend mitigation strategies, elevating key issues as needed
  • Support bid process with General Contractors, including bid set issuance, RFI coordination, site walks, and proposal evaluation
  • Support transition from pre-construction to construction teams to ensure continuity of scope, budget, and schedule
  • Travel up to two weeks per month across the country for site inspections and design meetings.
POSITION SPECIFIC EDUCATION, KNOWLEDGE, AND SKILLS
REQUIRED
  • Bachelor's degree in Construction Management, Architecture, Engineering, or related field (or equivalent experience)
  • 3 plus years of relevant work experience in pre-construction or project management, preferably in affordable or multifamily housing
  • Strong understanding of construction documents, budgeting, scheduling, and permitting
  • Ability to read and interpret architectural, structural, and MEP construction drawing sets
