Job summary

KALCON seeks an experienced Project Manager (7–10+ years) to serve as Owner's Representative for complex construction projects in mission-critical industries. Lead schedule, cost, quality, safety, design coordination, permitting, and turnover across owners, contractors, and vendors.

Candidate must excel in stakeholder management, communication, and problem-solving, delivering projects from preconstruction to turnover with strong leadership.

Qualifications

• Bachelor’s degree in CM or Engineering is required.
• 7–10+ years in design or construction, labs, data centers, or critical facilities.
• PMP/ CCM/ PE license is a plus.
• Strong MS Office and scheduling software proficiency.
• Proven client relations and people management skills.
• Strong analytical and problem-solving abilities.

Responsibilities

• Review CM monthly forecast and hold weekly CPM schedule reviews.
• Attend CM/subcontractor planning meetings and manage OFCI equipment schedules.
• Coordinate commissioning and vendor start-up schedules; manage owner/direct vendor schedules.
• Oversee GMP buyout analysis, cost control, and change orders; drive cost avoidance.
• Oversee QA/QC, safety, and field coordination; progress reporting.
• Manage design coordination, permit processes, and project closeout.

Job description

KALCON is seeking an experienced Project Manager with 7-10+ years of experience delivering complex construction projects within the data center, semiconductor, laboratory, or other mission-critical industries. As an Owner's Representative, this individual will oversee all phases of project execution, including schedule, cost, quality, safety, design coordination, permitting, and project closeout while serving as the primary liaison between owners, contractors, consultants, and vendors. The ideal candidate possesses strong leadership, communication, and problem-solving skills, with a proven ability to manage multiple stakeholders, drive project performance, and successfully deliver large-scale projects from preconstruction through commissioning and turnover

Minimum Qualifications

• Bachelor’s Degree in Construction Management or Engineering
• 7-10 years of experience working in either design or construction of projects. Experience in Labs, Semiconductor, Data Center, and/or Critical Facility Construction is necessary.
• PMP, CCM, or PE license is a plus
• Proficient use of MS-Word, Excel, PowerPoint, Project
• History of strong client relations and people management skills.
• Solid analytical and problem-solving skills are fundamental to the success of facility project managers
• Skills to identify issues and proactively respond to project issues
• Strong written and oral communication skills to exchange information with senior management, service providers, workers, and contractors

Tasks and Responsibilities

• Schedule:
  • Review construction manager’s (CM) monthly forecast.
  • Hold weekly CPM schedule review meetings
  • Attend multiple CM/subcontractor detailed planning meetings
  • Owner Furnished Contractor Installed (OFCI) equipment schedule management
  • Vendor start up scheduling
  • Commissioning schedule coordination
  • Owner/Direct vendor schedule management (IT, Roofing Consultant, Geotech, Third Party Inspectors)
  • Customer Fitout – schedule management
• Cost:
  • GMP buyout review and support
  • GMP buyout detailed analysis and ownership of recommendations
  • Provide VE recommendations with analysis
  • Change order review and approval (cost approval and process flow)
  • Proactive cost avoidance/reduction ideas
  • Monthly pay application review
• Field:
  • QA/QC general oversight
  • QA/QC daily review and inspection with CM
  • Safety general oversight
  • Safety daily review & inspection with CM
  • facility coordination (MOP’s, Notifications)
  • Assess weekly progress and provide accurate reporting
• Project Management:
  • Process cost documents (pay apps, change orders, etc.)
  • Manage and attend weekly OAC meetings and minutes
  • Provide weekly project reporting
  • Manage project closeout process (financial, O& M’s, punchlist, Ops, etc.)
• Design:
  • After initial design, manage design coordination efforts
  • Coordinate customer fit out design package integration (non base-build)
  • Validate design cost and process changes
• Permit/AHJ:
  • Manage and communicate overall permit process
  • AHJ inspection and certificate of occupancy process management

Salary Range

$140,000 — $220,000 USD
