Job summary

icon Mechanical, a full-service mechanical contractor and construction firm, is seeking a Project Manager III to lead large, complex projects from preconstruction through closeout at our Raleigh, NC office. The ideal candidate has 5+ years of mechanical construction project management experience and a bachelor’s degree in Construction Management or Mechanical Engineering.

You will manage schedule, budget, safety, subcontractors, and client relationships, develop cost plans and value engineering,

Qualifications

  • 5 + years as a Project Manager in Mechanical Construction.
  • Bachelor’s degree in Construction Management, Mechanical Engineering, or proven working experience in Construction Management is required.
  • Knowledge of HVAC and Piping Systems, building products, construction details/design and relevant rules, regulations and quality standards is preferred.
  • Experience using Microsoft Office Suite, Viewpoint, ProCore, ACC Build, and BlueBeam.
  • Strong knowledge of mechanical systems and construction practices to effectively interpret project documents and support successful project delivery.
  • Working knowledge of P6 or Microsoft Project and willingness to learn.
  • Develop and deliver multi-mode communications that convey a clear understanding of the unique needs of different audiences.
  • Self-motivated with excellent time and project management skills.
  • Actively pursues personal and professional growth through continuous learning, feedback, and goal setting.
  • Ability to work within an environment with deadlines while having to multi-task with changing priorities.
  • Able to work with groups and utilize the individual strengths, diverse skills, and perspectives of the team members to reach the common end goal.
  • Demonstrates confidence in their expertise, seeks clarification when needed, and researches unfamiliar issues to develop sound, well-informed solutions.

Responsibilities

  • Oversee all aspects of project execution, ensuring work is completed in accordance with contract requirements, project specifications, approved submittals, and quality standards.
  • Manages document control, project communication, and coordination efforts across engineering, operations, quality, commissioning, and field teams.
  • Lead subcontractor management activities, including scope alignment, contract administration, schedule coordination, and change management.
  • Direct safety planning, inspections, audits, and high-risk construction activities, holding subcontractors, vendors, and project personnel accountable for maintaining safe work practices and achieving safety objectives.
  • Develop and manages detailed project schedules, manpower planning, labor productivity tracking, workforce forecasting, and recovery strategies.
  • Oversee procurement strategies, subcontract administration, equipment rentals, and major purchasing decisions.
  • Review financial reports, identifies potential risks and opportunities, and implements corrective actions to achieve project goals.
  • Serve as the primary point of contact for owners, general contractors, design teams, and key project stakeholders while maintaining client relationships
  • Establish the project operating plan by reviewing contract obligations and exclusions, developing the cost-code and (budget structure, creating the schedule of values, planning project logistics, and leading the project startup meeting with internal teams and installation partners.
  • Direct development of the material matrix and fabrication plan with Virtual Construction, fabrication, purchasing, and field leadership, including modularization strategy, work-package sequencing, skid and breakout planning, fabrication labor assumptions, and delivery logistics.
  • Own change management, billing, and forecasting by identifying and pricing changes, documenting schedule and cost impacts, submitting and negotiating change orders, maintaining a cash-positive billing position, and updating monthly cost-to-complete forecasts.
  • Ensure MOP and disruption plans, RFIs, ASIs, bulletins, and other design or contract changes are prepared, approved, distributed, and incorporated into the current project documents without avoidable schedule impact.
  • Lead project closeout, including commissioning and prefunctional documentation, O&M manuals, final billing and waivers, committed-cost cleanup, and a facilitated project debrief that produces actionable lessons learned.

We are currently looking for a Project Manager III to join our Project Management team located at our office in Raleigh, NC.
