Job summary

Qualifications

  • Minimum 5-10 years of experience in commercial, industrial, manufacturing, mission critical, or specialty construction environments.
  • Experience in project management, estimating, or a combined Project Manager/Estimator capacity.
  • Strong understanding of construction means and methods, project scheduling, budgeting, and cost controls.
  • Proficiency reviewing and interpreting construction drawings, specifications, and contract documents.
  • Experience managing subcontractors, vendors, and project teams.
  • Knowledge of construction estimating software, project management systems, and Microsoft Office applications.

Job Description

TITLE: Project Manager / Estimator – Advanced Facilities & Controlled Environments

LOCATION: Auburn Hills, Michigan

Job Summary

The Project Manager / Estimator – Advanced Facilities & Controlled Environments is responsible for the successful planning, estimating, execution, and delivery of technically complex construction projects throughout the United States. This position provides cradle-to-grave project leadership, overseeing projects from preconstruction and estimating through construction execution and project closeout.

The Project Manager / Estimator works closely with clients, design teams, subcontractors, suppliers, and field personnel to develop competitive estimates, manage project budgets and schedules, mitigate risks, and ensure successful project outcomes. Projects may include advanced manufacturing facilities, semiconductor facilities, pharmaceutical and life sciences facilities, mission critical environments, data centers, cleanrooms, controlled environments, and other highly technical construction projects.

This role is ideal for an experienced construction professional who enjoys both preconstruction and project execution responsibilities and seeks full ownership of project success from concept through completion.

Travel Requirement

Travel to project sites throughout the United States may be required based on project assignments and client needs. The frequency and duration of travel will vary depending on project size, location, and construction phase.

Per diem, travel benefits, and project-specific incentives may be available based on project location and assignment.

Key Responsibilities
Preconstruction & Estimating
  • Prepare detailed cost estimates, budget analyses, conceptual estimates, and competitive bid proposals.
  • Perform quantity takeoffs and scope reviews utilizing construction drawings, specifications, and project documentation.
  • Solicit, evaluate, and analyze subcontractor and supplier quotations.
  • Develop pricing strategies, value engineering opportunities, and risk assessments.
  • Participate in client presentations, design reviews, and preconstruction meetings.
  • Assist with contract negotiations and scope clarification efforts.
  • Support project planning activities and transition awarded projects into construction execution.
Project Management
  • Lead projects from award through closeout.
  • Manage project budgets, schedules, procurement activities, and financial performance.
  • Oversee cost controls, forecasting, change management, and contract administration.
  • Coordinate field operations, subcontractors, suppliers, and project stakeholders.

Advanced Facilities & Controlled Environment Construction
  • Manage projects involving cleanrooms, controlled environments, advanced manufacturing facilities, semiconductor facilities, pharmaceutical and life sciences facilities, mission critical infrastructure, and data centers.
  • Coordinate architectural, structural, mechanical, electrical, plumbing, and specialty system scopes.
  • Support implementation of contamination control and cleanliness protocols when required.
  • Ensure compliance with project specifications, quality standards, and client requirements.
  • Facilitate coordination between engineering, procurement, construction, and commissioning teams.
Financial Management
  • Develop and maintain project budgets and cost reports.
  • Manage project billings, cost tracking, forecasting, and profitability.
  • Review subcontractor payment applications and change orders.
  • Identify and mitigate financial risks throughout the project lifecycle.
  • Maintain accurate project records and reporting documentation.
Communication & Client Relations
  • Serve as a primary point of contact for clients, design teams, subcontractors, and project stakeholders.
  • Lead project meetings and provide status updates regarding schedule, budget, and performance.
  • Communicate project risks, opportunities, and critical issues to company leadership.
  • Foster positive relationships with clients and project partners.
  • Support business development efforts and repeat client opportunities.
Safety & Quality
  • Promote and support all company and project-specific safety initiatives.
  • Ensure compliance with company safety policies and project-specific safety requirements.
  • Support quality management processes and project inspections.
  • Verify project execution aligns with contract documents and quality standards.
  • Participate in problem resolution and continuous improvement initiatives.
CORE COMPETENCIES
Experience & Technical Knowledge
  • Minimum 5-10 years of experience in commercial, industrial, manufacturing, mission critical, or specialty construction environments.

  • Advanced manufacturing, semiconductor, pharmaceutical, life sciences, mission critical, controlled environment, and cleanroom facilities.
  • Combination of office-based planning, estimating, and field-based project management responsibilities.
  • Occasional travel and site visits required based on project assignments.
Physical Requirements
