Project Manager - Data Center Controls & Commissioning

Location: Washington/Oregon Border Region (Onsite) - Pasco, WA

Position Summary

We are seeking a Project Manager to lead the execution of data center projects focused on building automation systems (BAS/BMS), controls, commissioning, and critical facility infrastructure. This role is responsible for managing multiple concurrent projects while ensuring safe execution, customer satisfaction, schedule adherence, financial performance, and successful project delivery.

The ideal candidate will have a combination of project management experience, building automation expertise, and data center or mission-critical facility exposure. Candidates with experience in BAS/BMS, HVAC controls, commissioning, or related construction environments are strongly encouraged to apply.

Responsibilities
  • Lead the planning, execution, and delivery of data center controls and commissioning projects from initiation through project closeout.
  • Ensure all projects are executed in accordance with company safety policies, customer requirements, contractual obligations, and project objectives.
  • Manage project scope, schedules, budgets, forecasting, billing, and overall financial performance.
  • Develop and execute project plans while ensuring compliance with contract documents and project estimates.
  • Serve as the primary point of contact for customer communication throughout the project lifecycle.
  • Coordinate commissioning activities for building automation, HVAC controls, and related mechanical systems.
  • Prepare installation subcontractor bid packages, negotiate subcontract agreements, and manage subcontractor performance.
  • Oversee subcontractor scheduling, planning, change orders, billings, and project execution.
  • Manage project documentation including RFIs, meeting minutes, transmittals, submittals, punch lists, change order logs, and issue logs.
  • Prepare project revenue forecasts, schedules of values, cost-to-complete estimates, and project billing documentation.
  • Coordinate change order review, pricing activities, estimating, and proposal development.
  • Plan, schedule, and forecast labor and resource requirements to support project delivery.
  • Attend project sites regularly and participate in customer and construction coordination meetings.
  • Ensure quality assurance and quality control standards are maintained throughout project execution.
  • Prepare and deliver final project documentation and support project turnover to customers and service teams.
  • Develop recovery plans for projects requiring corrective action to improve performance.
  • Drive gross margin improvement through labor efficiencies, effective resource utilization, and cost management.
  • Promote a collaborative team environment while providing leadership, direction, and support to project team members.
  • Maintain responsibility for project safety, including site safety planning, audits, PPE compliance, toolbox talks, and adherence to site-specific safety requirements.
Qualifications
  • Minimum of 2+ years of experience as a Project Manager in building automation, HVAC controls, construction, or a related industry; or 6+ years of experience as a Project Engineer, Systems Application Engineer, Controls Engineer, Technician, or a combination of related experience.
  • Experience managing multiple projects simultaneously in a fast-paced construction or controls environment.
  • Working knowledge of building automation systems (BAS/BMS), HVAC controls, commissioning, or related building technologies.
  • Understanding of HVAC systems, control systems, construction means and methods, building codes, and industry standards.
  • Knowledge of BACnet, LonWorks (LON), and/or Modbus communication protocols.
  • Experience with project financial management, including forecasting, budgeting, billing, cost tracking, and revenue management.
  • Strong knowledge of contracting procedures, change management, claims, subcontract administration, and vendor management.
  • Proven ability to lead project teams, delegate responsibilities, and drive accountability.
  • Strong verbal and written communication skills with the ability to effectively interact with customers, subcontractors, field personnel, and leadership.
  • Strong organizational skills and the ability to perform effectively in high-pressure environments.
  • Demonstrated collaboration skills and ability to build relationships with internal and external stakeholders.
  • Working knowledge of Microsoft Office 365 applications and Visio.
  • Ability to travel to project sites as required.
  • Bachelor's degree is preferred but not required. Relevant experience may be considered in lieu of formal education.
  • Project Management training or development program experience is preferred.
Preferred Qualifications
  • Direct data center, mission-critical facility, or commissioning experience.
  • Building automation system commissioning experience.
  • Experience managing portfolios of multiple concurrent projects.
  • Knowledge of mechanical systems monitoring, trending, controls integration, and startup activities.
  • Experience with BAS/BMS manufacturers and platforms such as Schneider Electric, Siemens, Honeywell, Trane, or similar technologies.

For this U.S. based position, the expected pay range is USD 117,600 - USD 176,400 per year. This pay range includes base pay and short-term incentives. The compensation range for this full-time position applies to candidates located within the United States. Our pay ranges are determined by reviewing roles of similar responsibility and level. Within the pay range, individual pay is determined by several factors including performance, knowledge, job-related skills, experience, and relevant education or training.
