Job description

Project Manager (Construction Advisory & Program Management)

Location: Washington, DC (Hybrid) 2‑3 days on‑site per week.

Overview

At Brailsford & Dunlavey (B&D), we lead the planning, development, and management of the places that shape and strengthen communities—where people live, learn, work, and play. B&D partners with institutions, municipalities, and organizations to shape and deliver complex real estate and capital projects, providing strategic insight and end‑to‑end advisory services across the full project lifecycle.

This role supports a large‑scale public‑sector capital program involving active construction projects, stakeholder coordination, consultant management, and project oversight. As a Project Manager, you will serve as a trusted advisor to the client, helping ensure projects remain aligned with budget, schedule, quality, and long‑term organizational goals.

Key Responsibilities
  • Manage multiple capital improvement and construction projects simultaneously, serving as a key advisor to client leadership.
  • Monitor project performance related to budget, schedule, quality, risk, and stakeholder expectations.
  • Coordinate architects, engineers, contractors, consultants, agency representatives, and internal project teams.
  • Lead project meetings, site visits, stakeholder engagements, and project coordination efforts.
  • Develop and present client‑facing reports, schedules, budgets, presentations, and project documentation.
  • Support procurement and solicitation efforts for architects, engineers, contractors, and other project partners.
  • Review project budgets, schedules, change management activities, and consultant deliverables.
  • Identify project risks, analyze challenges, and develop practical recommendations to support informed decision‑making.
  • Ensure quality control across project deliverables and client communications.
  • Support business development initiatives, proposal efforts, and thought leadership activities.
Leadership Responsibilities
  • Coordinate and direct the day‑to‑day activities of assigned project teams and external partners.
  • Mentor and support analysts, interns, and junior team members.
  • Foster collaboration and accountability across project stakeholders.
  • Demonstrate ownership, sound judgment, and leadership when addressing project challenges and competing priorities.
Qualifications
  • Bachelor's degree in construction management, architecture, engineering, urban planning, real estate, finance, economics, or a related field.
  • 5+ years of experience managing construction, capital improvement, program management, or owner's representative projects.
  • Experience managing multiple projects simultaneously in complex client environments.
  • Strong understanding of construction processes, project controls, budgeting, scheduling, procurement, and consultant coordination.
  • Excellent written, verbal, facilitation, and presentation skills.
  • Strong analytical, organizational, and problem‑solving abilities.
  • Ability to build relationships and communicate effectively with stakeholders at all levels.
  • Proficiency in Microsoft Office Suite, including Excel, PowerPoint, Word, and Outlook.
  • Reliable transportation and ability to travel locally to project and client sites as needed.
  • Demonstrated commitment to client service, ethical business practices, and professional growth.
What Sets You Apart
  • Experience delivering complex institutional, public‑sector, education, healthcare, municipal, housing, or community facility projects.
  • Previous work in an owner's representative or program management firm, general contractor or construction management firm, architecture or engineering practice, or a school district, government agency, housing authority, or public‑sector organization.
  • Experience working within politically complex environments, navigating multiple stakeholder groups, and balancing competing priorities.
  • Strong initiative, credibility, confident communication, and ability to help clients solve problems.
Benefits
  • 100% company‑paid medical, dental, and prescription coverage.
  • Targeted 7% employer‑contribution 401(k).
  • Generous PTO and flexible work arrangements.
  • Other benefits as described in the company policy.

Salary range: $100,000 – $125,000 (determined by role, level, location, and market data).
